Community Business District

§ 10-84 Purpose of district.

The Community Business District will provide for limited commercial and professional services that can be compatible in a neighborhood setting to provide goods and services to local residents. These districts therefore are located in areas with ready access and, because of the intensity of land use, are in areas where utilities are or may be available.

§ 10-85 Uses permitted inherently.

The following uses are permitted inherently in the Community Business District:
A. 
Offices for professional services and administrative activities, such as professional offices of a physician, dentist, chiropractor, chiropodist, builder, contractor, architect, engineer, surveyor, or attorney at law.
B. 
Branch offices only of financial intuitions and banks.
C. 
Barbershops and beauty shops.
D. 
Studio/workshop, including sales.
E. 
Retail food stores, such as bakeries, candy and convenience stores (without gas pumps) and grocery meat markets.
F. 
Restaurants.
G. 
Retail sales and specialty stores.
H. 
Repair and services, indoor and off-site, of any article for sale which is permitted in this district.
I. 
Antique shop or bookstore.
J. 
Automobile sales lot and related garage facilities.
K. 
Community recreation center.

L. 
Laundromats.
M. 
Neighborhood and community shopping centers.
N. 
Hotel, motel, or inn.
O. 
Bed-and-breakfast.

§ 10-86 Uses permitted by special exception.

The following uses are permitted by special exception in the Community Business District; provided, however, that there shall be no machinery or equipment, other than machinery or equipment customarily found in professional offices and ordinary business offices, used or stored in the building or on the lot.
A. 
Single-family dwelling.
B. 
Public parking lot.
C. 
Convenience stores with gas pumps.
D. 
Funeral home.
E. 
Medical clinic or dispensary, hospital, convalescent home, extended-care or long-term care facility, or day-care nursery.
F. 
Multifamily dwellings.
G. 
Self-service storage facilities.
H. 
Warehouse, excluding truck terminals.
I. 
Wholesale distributors, except those that are unsafe or hazardous in nature.
J. 
Contractor's yard.

§ 10-87 Area requirements.

A. 
Minimum lot area: 7,000 square feet. Each main building hereafter, together with its accessory buildings, shall be located on a lot having an area of at least 7,000 square feet, except for existing lot(s) recorded by deed or plat on record at the time of the enacting of this chapter.
B. 
Minimum lot width: 50 feet.
C. 
Minimum setbacks:
(1) 
Front: 40 feet.
(2) 
Rear: 30 feet.
(3) 
Side: 15 feet.
D. 
Maximum building height: 35 feet.
E. 
Buffer zone: 15 feet.
F. 
Maximum building height: 35 feet.

§ 10-88 Parking requirements.

Off-street parking and loading and unloading space shall be provided for all uses, whether an inherent use or a special exception, in accordance with the requirements of Article XXII, Off-Street Parking, Loading and Unloading.

§ 10-89 Sign requirements.

All signs shall be in accordance with Article XXIV, Signs.

§ 10-90 Site plan review.
