ARTICLE IX

Office and Service District

§ 10-77 Purpose of district.

The purpose of the Office and Service District is to create a place for small businesses to exist on the edge of a residential neighborhood, without adversely impacting the residential atmosphere of the neighborhood.

§ 10-78 Uses permitted inherently.

The following uses are permitted inherently in the Office and Service District:
A. 
Beauty parlor.
B. 
Custom sewing and dressmaking.
C. 
Financial institutions, such as banks, credit unions, savings and loan associations, finance or credit offices.
D. 
Office building.
E. 
Parking lot.
F. 
Photograph studio.
G. 
Professional office of a physician, dentist, chiropractor, chiropodist, builder, contractor, architect, engineer, surveyor, or attorney at law, etc.
H. 
Studio of an artist, sculptor, vocalist, or instrumentalist.
I. 
Teacher's studio for music, dance or other artistic instruction.
J. 
Residential use.

§ 10-79 Uses permitted by special exception.

The following uses are permitted by special exception in the Office and Service District:
A. 
Funeral home.
B. 
Medical clinic or dispensary, hospital, convalescent home, nursing home or day-care nursery.

§ 10-80 Area requirements.

A. 
Minimum lot area: 7,000 square feet.
B. 
Minimum lot width: 60 feet.
C. 
Minimum setbacks:
(1) 
Front: 20 feet.
(2) 
Rear: 30 feet.
(3) 
Side: 10 feet.
D. 
Maximum building height: 35 feet.
E. 
Buffer zone: five feet.

§ 10-81 Parking requirements.

Off-street parking shall meet the requirements set forth in Article XXII, Off-Street Parking, Loading and Unloading.
