ARTICLE XII

Light Industrial District

§ 10-100 Purpose of district.

In order to provide land that is suitable for light industrial development, and to minimize any adverse effects on surrounding areas, the following regulations and restrictions are established.

§ 10-101 Uses permitted inherently.

The following uses are permitted inherently in the Light Industrial District:
A. 
Bakery and bakery products.
B. 
Clothing manufacturing.
C. 
Cultivation of land.
D. 
Electronic plant.
E. 
Farm equipment sales and service.
F. 
Small-scale manufacturing, assembly, and light industry, with no observable outside storage on the premises and with no smoke, odor, or noise emanating from the property.
G. 
Laboratories, research, experimental, or product testing facilities, but no explosive materials or products allowed without special exception, and with no smoke, odor, or noise emanating from the property.
H. 
Mail-order houses.
I. 
Office buildings.
J. 
Publicly owned utility building and use.
K. 
The compounding, processing and packaging of drugs and cosmetics.
L. 
Warehouse, excluding truck terminals.
M. 
Wholesale distributors, except those that are unsafe or hazardous in nature.
N. 
Veterinarian, kennel, animal hospital or clinic.
O. 
Agriculture (farming).
P. 
Mini storage facilities.

§ 10-102 Uses permitted by special exception.

The following uses are permitted by special exception in the Light Industrial District:
A. 
Car wash.
B. 
Circus or carnival.
C. 
Printing and publishing plant.
D. 
Service station and repair garage.
E. 
Temporary mobile office (construction use).
F. 
Self-service storage facilities.

§ 10-103 Area requirements.

A. 
Minimum lot area: 25,000 square feet.
B. 
Minimum lot width: 100 feet.
C. 
Minimum setbacks:
(1) 
Front: 50 feet from property line or 70 feet from the center line of a public street, whichever is greater.
(2) 
Rear: 30 feet.
(3) 
Side (interior lot side): 15 feet.
(4) 
Side (corner lot side): 50 feet from property line or 70 feet from the center line of a public street, whichever is greater.
D. 
Maximum building height: 40 feet.
E. 
Buffer zone:
(1) 
Rear: 10 feet.
(2) 
Side: 15 feet.

§ 10-104 Parking requirements.

Off-street parking and loading and unloading space shall be provided for all uses, whether an inherent use or a special exception, in accordance with the requirements of Article XXII, Off-Street Parking, Loading and Unloading.

§ 10-105 Sign requirements.

All signs shall be in accordance with Article XXIV, Signs.

§ 10-106 Site plan review.
