5.- CBD-CENTRAL BUSINESS DISTRICT REGULATIONS
Within the CBD-central business district, the following regulations shall apply:
1.
Within the CBD there are areas zoned R-1, R-2, R-3, C-1, C-2, C-3, C-4, I-1 or I-2. All uses permitted in R-1, R-2, R-3, C-1, C-2, C-3, C-4, I-1 or I-2, whichever applicable, are allowed unless specifically prohibited.

Lot area. No minimum lot area shall be required for commercial uses. Residential uses shall meet the lot area requirements as set forth in the R-1,
R-2 or R-3 regulations, whichever applicable. Industrial uses shall meet the lot area requirements as set forth in the I-1 or I-2 regulations.

Lot width. No minimum lot width shall be required for commercial uses. Residential uses shall meet the lot width requirements as set forth in the R-1, R-2 or R-3 regulations, whichever applicable. Industrial uses shall meet the lot width requirements as set forth in the I-1 or I-2 regulations.
3.
Lot length. No minimum lot length shall be required for commercial uses. Residential uses shall meet the lot length requirements as set forth in the R-1, R-2 or R-3 regulations, whichever applicable. Industrial uses shall meet the lot length requirements as set forth in the I-1 or I-2 regulations.
4.
Lot area per D.U. (dwelling unit). No minimum lot area per D.U. shall be required for commercial uses. Residential uses shall meet the lot area per D.U. requirements as set forth in the R-1, R-2 or R-3 regulations, whichever applicable. Industrial uses shall meet the lot area per D.U. requirements as set forth in the I-1 or I-2 regulations.
5.
Front yard. No minimum front yard shall be required for commercial uses. Residential uses shall meet the front yard requirements as set forth in the R-1, R-2 or R-3 regulations, whichever applicable. Industrial uses shall meet the front yard requirements as set forth in the I-1 or I-2 regulations.
6.
Side yard. No minimum side yard shall be required for commercial uses. Residential uses shall meet the side yard requirements as set forth in the R-1, R-2 or R-3 regulations, whichever applicable. Industrial uses shall meet the side yard requirements as set forth in the I-1 or I-2 regulations.
7.
Aggregate width of side yards. No minimum aggregate side yard width shall be required for commercial uses. Residential uses shall meet the aggregate side yard width requirements as set forth in the R-1, R-2 or R-3 regulations, whichever applicable. Industrial uses shall meet the aggregate side yard width requirements as set forth in the I-1 or I-2 regulations.
8.
Rear yard. No minimum rear yard shall be required for commercial uses. Residential uses shall meet the rear yard requirements as set forth in the R-1, R-2 or R-3 regulations, whichever applicable. Industrial uses shall meet the rear yard requirements as set forth in the I-1 or I-2 regulations.
9.
Max height. The maximum height for the applicable zone category shall be the limit as set forth in section 2.16, table 2 and subject to the exceptions set forth in section 14.02
10.
Parking requirements. Off-street parking requirements for the applicable zoned area are set forth in article 4 which includes reference to section 2.16, table 1A.
11.
Any existing lot of record previously approved in accordance with all state laws and city ordinances effective at the time of the subdivision of the lot with a lesser requirement for lot area, width, or length shall be permissible for construction of residential improvements subject to the applicable requirements for the required front, side and rear yards and parking requirements.
