ARTICLE 17

- PLANNED UNIT DEVELOPMENT

Sec. 17.01.- Purpose and intent.

The purpose of this subsection is to encourage, preserve and improve the health safety and general welfare of the citizens of the city by encouraging the use of contemporary planning principles and coordinated community design through a planning and design technique hereinafter referred to as the "planned unit development," or "PUD," which promotes the development of land in a unified manner by treating the entire development as a single entity and relaxing the strict application of standard zoning and subdivision requirements. The following provisions are intended to ensure that the planned unit development technique is properly and effectively utilized. It is intended that these provisions will foster:

17.01.1 Flexibility in land development to benefit from new technology in building design and construction and in land development;

17.01.2 Variety in the organization of site elements, land uses (nonresidential and residential), building densities, and building and dwelling types;

17.01.3 Higher standards of site and building design through the use of trained and experienced professional planners, landscape architects, registered architects, and engineers to prepare plans for all planned unit developments;

17.01.4 Preservation and enhancement of desirable site characteristics and open space;

17.01.5 More efficient and effective use of land, open space and public facilities.
