ARTICLE 8

- C-1 COMMERCIAL DISTRICT REGULATIONS

Within all C-1 commercial districts as shown on the official zoning map, the following regulations shall apply:


Sec. 8.01.- Uses permitted.

8.01.1 Principal uses.

1.

Any use permitted in accordance with the "land use chart," section 2.16, table 3.

2.

Doctor's offices (no more than two).

3.

Beauty shops.

4.

Attorney offices.

5.

Real estate offices.

6.

Insurance offices.

7.

Barber shops.

8.

Architects, engineers and other similar professional offices.

9.

Radio, T.V. stations, studios, and office (excluding transmitting tower).

10.

Golf courses.

11.

Offices, general business or professional.

12.

Florist.

13.

Plant nursery.

14.

Day care center.

15.

Personal service shops.

16.

Dry cleaning pickup station.

17.

Dental office (no more than two dentists).

18.

Photographer's studio.

19.

Similar shops, stores and offices for the conduct of retail and service business with permission of zoning commission if not specifically listed herein. Accessory buildings and uses customarily incidental to the herein listed uses with permit by building official.

8.01.2 Permitted conditional uses. Application for conditional uses as shown in the land use chart in section 2.16, table 3, shall be filed with the office of planning and development for review, prior to submission to the zoning commission. If public hearings, as defined in section 18.08 are required in accordance with the land use chart, section 2.16, table 3, then the zoning commission and subsequently the board of aldermen, if required, will set the dates of such public hearings. If no public hearings are required, the developer can apply for a development (building) permit in accordance with the codes and procedures established by the office of the building official.

8.01.3 Special use permits. Special use permits may or may not be allowed in this district. Any uses permitted under this procedure is shown in the land use chart, section 2.16, table 3. Procedure to be followed for a special use permit is described in section 18.08.

8.01.4 Permitted signs. See article 19.
