The R-SU suburban single-family residential district is primarily established to promote a suitable residential environment and to accommodate low density, large lot, limited agriculture, and limited equine husbandry. For the R-SU suburban single-family residential district, in promoting the general purposes of this title, the specific intent of this section is:

A.

To encourage the construction or placement of, and the continued use of the land for single-family dwellings on large lots and for limited agricultural uses;

B.

To prohibit general commercial and industrial uses of the land and to prohibit any use with the development or the continuation of single-family dwellings and limited agricultural uses;

C.

To discourage any use which would generate traffic on the streets of the district other than normal traffic to serve the suburban single-family residences of the area.

A.

Single-family detached dwelling units;

B.

Manufactured home units with a minimum overall front width of twenty-four feet, minimum overall depth of twenty feet, and minimum main floor living space square footage of nine hundred square feet;

C.

Playgrounds and open spaces;

D.

Accessory buildings and structures;

E.

Family foster home for adults;

F.

Home day-care facilities accommodating eighteen or less children;

G.

Home occupation.

Public facilities such as public library, parks, golf courses except miniature courses or driving ranges operated for commercial purposes.

Fire stations;

Water reservoirs, water storage tanks, water pumping stations and sewer lift stations.

The ground area occupied by the principal and accessory buildings shall not exceed thirty percent of the total area of the lot.

A.

A subdivided platted lot shall contain no less than forty thousand square feet. A lot that is not divided and not platted must contain a minimum of four acres.

B.

The minimum lot width shall be no less than one hundred feet.

C.

The lot area for properties with an approved conditional use permit for the keeping of animals shall be a minimum of two acres.

A.

The minimum front yard, measured from the front lot line, shall be no less than thirty feet on local streets and fifty feet for collector and arterial streets.

B.

The minimum rear yard, measured from the rear lot line, shall be no less than twenty feet.

C.

The minimum side yard, measured from the side lot line, shall be no less than twenty feet on each side of a lot.

There shall be a minimum of two off-street parking spaces provided for each residential dwelling unit.

The parking need for the conditionally permitted uses shall be subject to the requirements of Section 17.76.020.

A.

There shall be no more than one identification sign per residential dwelling structure not exceeding two square feet in area. The sign may be wall, pedestal, ground or projecting type but it shall not project into the public right-of-way or public property.

B.

Temporary signs including "For Sale," "For Rent," political campaign signs, greeting signs and rally signs are permitted.

C.

For nonresidential uses, the provisions of Section 17.76.030 shall apply.
