No minimum setback or side yard is required for the existing buildings. For new buildings, the board of adjustment shall make a determination of need based on the nature of the proposed uses and compatibility with the adjoining uses.

For C-CAC district the parking provisions of Section 17.76.020 shall apply.

Exemption: Parcels in this district which are part of the parking authority assessment district shall be subject to the requirements of and approval by the parking authority before a building permit for renovation, alteration or new construction is issued.
