The R-MFH manufactured home residential district is primarily established to promote a suitable and affordable residential housing environment and to accommodate site-built, detached, single-family dwelling units and manufactured home units on sites owned individually. A building permit is required for any unit added in the district. For the R-MFH residential district, the specific intent of this section is:
A.
To encourage the construction or placement of single-family homes and the continued use of land for single-family residential purposes;
B.
To prohibit commercial and industrial uses of the land.

Single-family residential dwelling units;
B.
Manufactured home units with a minimum overall front width of twenty-four feet, minimum overall depth of twenty feet, and minimum main floor living space square footage of nine hundred square feet;
C.
Neighborhood playgrounds and open spaces;
D.
Accessory buildings and structures;
E.
Home occupation;
F.
Home day-care facilities accommodating eighteen or less children.

Public facilities such as public library, parks, golf courses except miniature courses or public driving ranges operated for commercial purposes;

Fire stations;
G.
Water reservoirs, water storage tanks, water pumping stations and sewer lift stations.

The ground area occupied by the principal and accessory buildings shall not exceed thirty percent of the total area of the lot.

The minimum area for each lot shall be no less than eight thousand square feet in the city limits and sixteen thousand square feet in the extraterritorial planning area.
B.
The minimum lot width shall be sixty-five feet.

The minimum front yard, measured from the front lot line, shall be twenty feet in the city and fifty feet in the extraterritorial planning area.
B.
The minimum rear yard, measured from the rear lot line, shall be twenty feet.

No building shall be higher than two and one-half stories or thirty-five feet high, except church steeples and similar structural elements.

For nonresidential uses the provisions of Section 17.76.020 shall apply.

There shall be no more than one identification sign per dwelling unit not exceeding two square feet in area. Signs may be wall, pedestal, ground or projecting type but shall not project into the public right-of-way or public property.
B.
Temporary signs such as "For Sale," "For Rent," political campaign signs, greeting signs and rally signs are permitted.
C.
For nonresidential uses, the provisions of Section 17.76.030 shall apply.

The code administrator shall have the authority to approve the provisions of this section.
A.
All manufactured dwelling units shall be covered with an exterior material used in conventional dwelling units. The exterior covering shall extend to the ground, except when a solid concrete or masonry perimeter foundation is used, the exterior covering material need not extend below the top of the foundation.
B.
All manufactured dwelling units shall have a roof with a pitch of not less than two and one-half inches vertical rise for each twelve inches of horizontal run and consisting of shingles or other material customarily used for conventional dwelling units.
C.
For compatibility with the surrounding dwelling units, the manufactured dwelling units may be required to have porches and eaves and roofs with eaves.
D.
A manufactured dwelling unit shall be subject to all provisions of these regulations except that it shall be constructed according to the specifications of the U.S. Department of Housing and Urban Development.
