17.52.010 - Purpose.

The I-LT limited industrial district is primarily established to accommodate light industrial facilities and to encourage grouping of industrial uses which due to their nature pose conflict with other adjoining uses. For I-LT industrial districts, in promoting the general purposes of this article, the specific intent of this section is:

A.

To encourage the construction of and the continued use of the land for commercial and industrial buildings;

B.

To prohibit the use of the land for heavy industrial or any other use which would substantially interfere with the development or continuation of commercial and industrial establishments in the district.

17.52.020 - Permitted uses.

A.

Accessory uses;

B.

Agricultural chemical production and storage provided all operations are conducted entirely in enclosed buildings in order to contain fume, odor or other hazards;

C.

Animal hospitals and kennels;

D.

Any production, processing and treatment of products such as battery and tire service, dairy processing, bottling works, ice and cold storage plans, machine and sheet metal shops provided that all operations be conducted entirely in enclosed buildings;

E.

Enclosed operations of building material and supply establishments;

F.

Enclosed contractors yards and construction shops;

G.

Feed and seed stores;

H.

Frozen food lockers;

I.

Electric power production and substations;

J.

Fuel sales establishment including bottled gas;

K.

Public utility buildings including water and waste water facilities and accessories;

L.

Radar stations and towers;

M.

Radio and television stations and studios;

N.

Storage and warehousing establishments;

O.

Storage yard but not salvage yards;

P.

Watchman and caretaker living areas;

Q.

Weighing stations;

R.

Wholesaling establishments.

17.52.030 - Conditional uses.

A.

Animal rescue operations.

B.

Airports and accessory facilities.

C.

Medical marijuana manufacturing. Subject to Chapter 19-24.1 NDCC, Article 33-44 of the North Dakota Administrative Rules, and all other applicable laws and regulations.

Unless approved by the planning commission, conditional uses will not be located less than five hundred feet from a residential district. If it is determined by the planning commission the conditional use will not be injurious to the surrounding premises or residential neighborhood, the planning commission may approve such conditional use or stipulate special conditions and restrictions as deemed necessary.

17.52.040 - Lot coverage.

The ground area occupied by the principal building or buildings and accessory buildings excluding parking shall not exceed sixty percent of the total area of the lot.

17.52.050 - Lot area and lot width.

A.

The minimum lot area for I-LT district shall be twenty thousand square feet.

B.

The minimum lot width for I-LT district shall be one hundred feet.

17.52.060 - Yard requirements.

A.

The minimum setback, measured from any street right-of-way, shall be fifty feet.

B.

The minimum rear building line, measured from the rear lot line, shall be twenty feet.

C.

The minimum side building line, measured from the side lot line, shall be ten feet on each side of the lot.

D.

No building or structure shall be located within two hundred feet of a residential district.

17.52.070 - Landscape requirement.

A.

A minimum of ten percent of the total plot area is recommended for landscaping purposes, and a minimum fifty percent of the ten percent landscape area is recommended to cover with a minimum of five gallon trees.

B.

A landscape buffer yard of twenty feet is recommended when the adjacent property is residential.

17.52.080 - Building height.

The building height requirement in I-LT district shall be subject to the provisions of the airport ordinance.

17.52.090 - Parking.

A.

For industrial uses, there shall be one off-street parking space for every two employees.

B.

Additional spaces shall be provided to accommodate trucks and other motor vehicles.

C.

For nonindustrial uses, the provisions of Section 17.76.020 shall apply.

17.52.100 - Signs.

The sign requirements in I-LT district shall be subject to the provisions of Section 17.76.030.
