R-PD, Residential Planned Development District
(a)
The R-PD district is intended to provide for a mixture of medium-density housing types including single-family and multi-family dwellings. No building or land shall be used and no building shall be hereafter erected, converted or structurally altered, unless otherwise provided herein, except for one (1) or more of the uses specified herein.
(b)
Permitted uses:
(1)
Residential use: One (1) or more dwelling units.
(2)
Residential use: One (1) ADU.
(3)
Daycare.
(4)
Community and religious assembly.
(5)
Parks and open space.
(6)
Accessory building or use.
(c)
Conditional uses:
(1)
Public/government facility.
(2)
Educational use.
(3)
Community facility.
(4)
Public utility.

No building shall exceed forty-five (45) feet in height.

(a)
No setbacks are required from the property line for the principal building.
(b)
Any garage must be set back a minimum of twenty (20) feet from the back of the sidewalk of the street in front of the garage entrance.

The maximum density shall be twenty (20) dwelling units per gross acre of the development.

Maximum lot coverage is forty-five (45) percent.

A minimum of twenty percent (20%) of the area of the lot or development shall have and be maintained as landscaping.

Nothing in this Article relieves the owner and/or occupant of property within the R-PD zone district from complying with all other applicable requirements of this Code for a particular development or use of property, specifically including but not limited to the site plan and subdivision processes required by Chapter 17 of this Code.
