ARTICLE 6

R-2, Residential 2 District

Sec. 16-6-10.- Purpose and uses.

(a)

This district is established to provide high quality, safe, quiet and stable low- to moderate-density residential neighborhoods. No building or land shall be used and no building shall be hereafter erected, converted or structurally altered unless otherwise provided herein, except for one (1) or more of the uses as specified herein.

Permitted uses:

(1)

Residential use: One (1) dwelling unit.

(2)

Residential use: One (1) ADU.

(3)

Residential use: Two (2) dwelling units that share one (1) or two (2) common walls.

(4)

Daycare.

(5)

Parks and open space.

(6)

Accessory building or use.

(c)

Conditional uses:

(1)

Public/government facility.

(2)

Educational use.

(3)

Public libraries, public and private nonprofit museums.

(4)

Community and religious assembly.

(5)

Public utility.

Sec. 16-6-20. - Height.

No principal building shall exceed twenty-five (25) feet in height, excepting, however, that portion of a principal building with a minimum roof pitch of two over twelve ( 2/12 ), which portion of the building shall not exceed twenty-eight (28) feet in height. No accessory building shall exceed fifteen (15) feet in height.

Sec. 16-6-30. - Area and minimum width of lot.

Except as otherwise provided herein, for every single-family detached dwelling, there shall be provided a minimum lot area of not less than five thousand (5,000) square feet; for two-family dwellings and principal buildings other than dwellings, there shall be provided a minimum lot area of not less than six thousand (6,000) square feet. The minimum lot width shall be fifty (50) feet where the width, as measured along a public street or at the setback line from such public street, except that the minimum width of a corner lot shall be seventy-five (75) feet.

For every duplex unit subdivided in accordance with Section 17-3-60 of this Code, there shall be provided a minimum lot area of three thousand (3,000) square feet and a minimum lot width of at least half (½) the lot width standards set forth above, as applicable.

Sec. 16-6-40. - Front yard.

The minimum depth of the front yard for dwellings and other principal buildings shall be twenty-five (25) feet. Private garages shall have the same minimum front yard as the dwelling or other principal building to which they are accessory. All other accessory buildings not otherwise listed herein shall be set back at least sixty (60) feet from the front lot line. Sec. 16-6-50. - Side yard.

The minimum width of side yards for any building shall be five (5) feet on each side. On corner lots, buildings shall not be constructed within ten (10) feet of the street side lot line.

Sec. 16-6-60. - Rear yard.

The minimum depth of the rear yard shall be twenty (20) feet from the rear of the dwelling or the principal building, and no accessory building or structure shall be closer than two (2) feet to the rear lot line or alley right-of-way line, if any, except that any garage which has vehicular ingress and egress through the rear lot line to the alley, and which has an angle between the rear lot line and the wall of the garage containing the vehicle access door of less than forty-five (45) degrees, shall not be located closer than eight (8) feet from the rear lot line or alley right-of-way line, if any.

Sec. 16-6-70. - Lot coverage.

Maximum lot coverage is thirty-five (35) percent. Notwithstanding the definition of lot coverage under Section 16-1-50, the following areas are excluded from the calculation of lot coverage in this district:

(1)

That part of one-story unenclosed porches that extends into the required front yard, as authorized by Section 16-3-90; and

(2)

All other portions of one-story unenclosed porches and accessory structures that do not exceed, in the aggregate, one hundred and twenty (120) square feet.
