No building shall exceed thirty-five feet (35) feet in height, except as follows:
(1)
Buildings located on 25th Avenue and on 20th Avenue from Sheridan Boulevard to Depew Street shall not exceed three (3) stories or forty-five (45) feet in height, whichever is less; and
(2)
Buildings located on Sheridan Boulevard shall not exceed six (6) stories or seventy-five (75) feet in height, whichever is less.
