(a)

No building or land shall be used and no building shall be hereafter erected, converted or structurally altered, unless otherwise provided herein, except for one (1) or more of the uses specified herein.

(b)

Permitted uses:

(1)

Business and professional offices.

(2)

Service establishments employing not more than three (3) people.

(3)

Public/government facility.

(4)

Parking lot and parking garage.

(5)

Residential use: Not more than one (1) dwelling unit, which may be either detached or attached to any structure housing a non-residential permitted use.

Residential use: One (1) ADU.

(7)

Community and religious assembly.

(8)

Accessory building or use.

(c)

Conditional uses:

(1)

Educational use.

(2)

Public utility.

(3)

Recreational and entertainment facility.

(4)

Assisted living facility and nursing home.

(5)

Public libraries; public and private nonprofit museums.

(6)

Hospital.

(7)

Private club.

(8)

Golf course.

(9)

Mortuary.

No building shall exceed thirty-five feet (35) feet in height, except as follows:

(1)

Buildings located on 25th Avenue and on 20th Avenue from Sheridan Boulevard to Depew Street shall not exceed three (3) stories or forty-five (45) feet in height, whichever is less; and

(2)

Buildings located on Sheridan Boulevard shall not exceed six (6) stories or seventy-five (75) feet in height, whichever is less.

The minimum depth of the front yard for any building shall be thirty (30) feet, except that buildings on Sheridan Boulevard, on 25th Avenue, and on 20th Avenue from Sheridan Boulevard to Depew Street shall have no minimum front yard unless otherwise required by the building code.

(a)

No side yard is required, except on a corner lot.

(b)

On a corner lot, the minimum side yard shall be thirty (30) feet on the street side lot line, except that buildings on corner lots of Sheridan Boulevard, on 25th Avenue and on 20th Avenue from Sheridan Boulevard to Depew Street shall have no minimum side yard on corner lots.

The minimum depth of the rear yard shall be ten (10) feet, except where the rear yard abuts a public alley, then the minimum depth shall be fifteen (15) feet to the center of the alley.

Maximum lot coverage is fifty (50) percent.

All property zoned R-C1 that is developed, redeveloped or otherwise modified shall be required to have an approved site development plan in accordance with Chapter 16, Article 16 of this Code.
