32 - R-1 SINGLE-FAMILY RESIDENCE DISTRICT
The following uses are permissive on a lot or parcel in an R-1 single-family residence district having the required area and width as set forth in section 21.32.011:
A.
Single-family dwelling of a permanent nature;
B.
Public parks and playgrounds, public and parochial schools and other public uses but not a sanitarium or hospital;
C.
Accessory uses customary and incident to the above when located on the same lot and providing they do not be closer than fifteen feet to a main building on the adjoining lot nor closer than ten feet to any main building on the same lot;
D.
Additional single-family dwellings, providing there is not less than the required lot area as set forth in Section 21.32.011 respectively for each such additional dwelling and that such dwellings not be closer than twenty-five feet apart.

All areas in R-1 single family residence district shall be identified with minimum lot size designations. These designations shall be R-1-5000, R-1-7000 and R-1-10000 and shall require, as a minimum lot size, five thousand, seven thousand and ten thousand square feet respectively, and minimum average lot widths of fifty, seventy and eighty feet respectively.

Yards in R-1 single-family residence districts, except as provided otherwise, shall be:
A.
Front. There shall be a front yard of not less than twenty feet.
B.
Rear. There shall be a rear yard of not less than twenty feet.
C.
Side. There shall be side yard along each side of the main building to be not less than five feet. If there is not an alley at the rear of the property, one side yard shall be a minimum of ten feet to allow access to the rear yard. The side yard along the street side of a corner lot may be fifteen feet only regardless of other provisions of this title.

There shall be the following off-street parking in an R-1 district:
A.
Two off-street parking spaces for each dwelling unit;
B.
Adequate parking facilities for public parks and recreation areas, public utilities, public schools and other public institutions;
C.
Public and semipublic uses, one space for each two hundred fifty feet gross floor space.

Marijuana establishments and medical marijuana dispensaries are prohibited in the R-1 Single-Family Residence District.
