60 - M-H MODULAR HOME DISTRICT
"Modular home" means a single-family woodframe structure with a roof pitch of not less than 1:6 and eave projection of not less than eighteen inches minimum, containing a minimum of one thousand square feet of living space, constructed in accordance with, and meeting, all the requirements of the city, the Uniform Building Code, the Uniform Plumbing Code and the National Electrical Code, and is a home which is prefabricated, or factory-built, and thereafter transplanted to its final location.

M-H districts shall be established by the city council by the preparation of an overlay map which shall be used in conjunction with the other districts heretofore established in this title. The requirements set forth in Sections 21.60.030 through 21.60.080 shall govern with respect to such district.

The following uses permitted on a lot or parcel having the required area and required width:
A.
One single-family residence, subject to the provisions of the underlying zone;
B.
All uses permitted in the zone underlying the M-H overlay indication.

Required area and width in M-H districts shall be the same as in underlying zone regulations.

Height of structures in M-H districts shall be the same as in underlying zone regulations.

Accessory buildings in M-H districts shall be subject to the same regulations as in underlying zone.

Yards in M-H districts shall be the same as in underlying zone regulations.

Off-street parking facilities shall be provided in M-H districts the same as in underlying zone regulations.

Marijuana establishments and medical marijuana dispensaries are prohibited in the M-H Modular Home District.
