RESIDENTIAL-2 MEDIUM DENSITY/MULTI-FAMILY
This district is provided in recognition of the areas of the community with medium density residential development and land that is appropriate for such development. All property shall be served by water and sewer. The specific intent of this section is to achieve the following general objectives:
i.
To prohibit any non-residential use that would interfere with development or continuation of residential use in the area.
ii.
To discourage any land use which would generate traffic on minor local streets, other than normal traffic to serve the residences on those streets.
iii.
To discourage any use which, because of its character and size would create requirements and expenses for public services, such as fire and police protection, water supply and sewer, substantially in excess of such requirements and expense if the district were developed solely for residential purposes.
A.
Single-family dwellings including manufactured housing.
B.
Multi-family dwellings.
C.
Home occupations in accordance with Article VII.
D.
Planned-unit development projects for residential usage only, as provided for in Section XIX.
E.
Public and quasi-public uses such as churches, parks, schools, hospitals, clinics, nursing homes, mobile/manufactured home parks. Planned building group regulations shall apply.
A.
Single family detached dwellings units: Five thousand (5,000) square feet, except for corner lots which shall contain a minimum of six thousand (6,000) square feet (twenty (20) percent increase). Maximum fifty-five (55) percent lot coverage.
B.
Multi-family dwellings shall be ten thousand (10,000) square feet for the first unit plus three thousand five hundred (3,500) square feet for each additional unit.
C.
Public and quasi-public use must maintain minimum lot size and set-back requirements must be met: Seventy-five (75) percent maximum in buildings; twenty-five (25) percent of the lot shall be contained in vegetated and/or landscaped open space.
D.
Maximum percentage of lot coverage for residential dwellings is sixty-five (65) percent.
