(1) Height of building may be increased up to fifty (50) feet provided each side yard is increased by the same amount over the required minimum that the building height is increased over the thirty (30) feet maximum height.

(3) Where a rear yard abuts any residential zone, a rear yard of at least forty (40) feet is required.
(4) No industrial building shall be located closer than one hundred (100) feet to a residential area.
