ARTICLE XVII

GENERAL INDUSTRIAL DISTRICT GI

Sec. 1700.1 - Statement of purpose.

The General Industrial District (GI) is provided in recognition of industrial uses which seek locations in suburban areas or in close proximity to residential areas. These industrial uses might or might not require railroad trackage and generally require a minimum of services and generate little industrial traffic. They typically operate within an enclosed structure and have little or no adverse effect on adjacent land by producing noise, odor, dust, smoke, glare or hazard.

It is intended to define and protect industrial areas of controlled operation and attractive development from the intrusion of uses not performing a function appropriate to restricted industrial environment. This district is intended to encourage areas of industrial use with architecturally attractive structures surrounded by landscaped yards. Such development may be in close proximity to other land use areas, including residential, but is best accomplished at the periphery of such areas, and should be separated by physical barriers or adequate space and screening wherever possible It is not intended they any new residential development be permitted in the district.

Sec. 1700.2 - Permitted uses.

The following shall be allowed as permitted uses in General Industrial District (GI):

Manufacturing, assembly and production;

Compounding, processing and packaging;

Large scale printing operations;

Radio, television and telephone broadcasting facilities;

Research, development and testing laboratories;

Public utility buildings, structures and uses;

Retail sales of any commodity manufactured, fabricated or processed on the premises, or of any commodity designed especially for use in agriculture, mining, industry, business, transportation or construction, including but not limited to the following uses:

Building material sales yard and lumber yard, including the sale of rock, sand, gravel and the like as an incidental part of the main business;

Contractor's equipment storage yard or plant, or rental of equipment commonly used by contractors;

º

Freighting of trucking yard or terminal;

Wholesale sale or storage of any article;

Signs, billboards and other outdoor advertising, as provided for in article of this zoning ordinance;

Public buildings and public uses;

Quasi-public buildings and quasi-public use;

Recreational facilities;

Essential services;

Accessory uses;

Nonconforming uses or structures, as provided in Article XI.

Sec. 1700.3 - Conditional uses.

A.

Any use which, in the unanimous opinion of the members of the board of adjustment, would not emit detrimental or obnoxious noise, vibration, smoke, odors, dust, and/or other objectionable conditions beyond the confines of its premises, which, in the unanimous opinion of the members of the board of adjustment, would uphold the general purposes and objectives of this zoning ordinance, and which would conform to the general statement of purpose for the General Industrial District.

Sec. 1700.4 - Dimension and area regulations.

The regulations on the dimensions and areas for lots and structures in the General Industrial District (GI) of the city are set forth, after the text of this zoning ordinance, in the "Schedule of Dimension and Area Regulations."
