CENTRAL COMMERCIAL DISTRICT CC
This district is intended to encourage the concentration of a broad range of individual commercial establishments leading to a high level of general commercial activity. This district should be centrally located and easily accessible to the population served.
Because the commercial uses in this district are subject to the public view, they should provide for appropriate appearance, ample parking, controlled traffic movement and suitable landscaping. Establishments in this district should be separated from residential and other less intensely developed land use areas by physical barriers or adequate space and screening. The proper development of commercial uses in this district is not only a right under the law, but a responsibility to the entire community.
The following shall be allowed as permitted uses in Central Commercial District (CC):
A.
All those uses permitted in Highway Commercial District (HC) except:
i.
Drive-in businesses or facilities other than a drive-in bank or other financial institutions.
ii.
Vehicular sales, service or repair, including service stations and public garages.
iii.
Motels, tourist cabins or tourist courts.
B.
Signs, billboards and other outdoor advertising, as provided for in Article IX of this zoning ordinance.
C.
Public buildings and public uses.
D.
Quasi-public buildings and quasi-public uses.
E.
Recreation facilities.
F.
Essential services.
G.
Accessory uses.
H.
Nonconforming uses or structures, as provided in Article XI of this Zoning Ordinance.
I.
Temporary (conditional) uses or structures, as provided in Article V of this zoning ordinance.
J.
Planned-unit development projects, for commercial usage only, as provided for in Article XIX of this zoning ordinance.
The following shall be allowed as conditional uses in Central Commercial District (CC):
A.
Light manufacturing uses, operated entirely within an enclosed structure, that emit no dust, smoke, noxious odor or fumes, or other wastes outside the structure, that produce no measurable vibration at any point on the property line, and that produce no noise in excess of five (5) decibels at any point on the property line.
B.
Wholesaling and warehousing uses provided all such operations shall be conducted within an enclosed building and the total floor space so used shall not exceed six thousand (6,0000) square feet.
The regulations on the dimensions and areas for lots and structures in the Central Commercial District (CC) of the city are set forth, after the text of this zoning ordinance, in the "Schedule of Dimension and Area Regulations."
