ARTICLE VI

R-2 Medium Density Residential District

§ 330-23 Purpose.

The western end of the Township next to Ellwood City has been developed for a long time in a mix of uses, but predominantly single-family homes on small lots, interspersed with community uses. Both public sewer and water lines are available. This area is the logical location for plans of smaller lots dependent on public utilities and for townhouse and walk-up apartment buildings. There is available undeveloped land to the south of Route 288 to allow expansion of these kinds of uses as well as for community facilities and services. Route 65 and 288 and retail shopping abut the area. The bulk of new residential growth in the Township should be encouraged to locate in this zone district.

§ 330-24 Permitted uses.

A lot or property may be used, and a building or structure may be erected or used, within this Zoning District, for any of the following:
A. 
Principal uses.
(1) 
Single-family detached dwelling.
(2) 
Individual mobile home on own lot.
(3) 
Two-family detached dwelling.
(4) 
Townhouse (attached single-family dwelling).
(5) 
Personal care home.
(6) 
Group home.
(7) 
Nursing home.
(8) 
Retirement community.
(9) 
Municipal, public authority and emergency services facilities.
(10) 
Retirement apartments.
(11) 
Permitted uses shall not include the raising, boarding, breeding, keeping or permitting of any livestock or poultry or any animals other than household pets on the premises.
(12) 
Essential services.

B. 
Accessory uses.
(1) 
Private garage and/or parking areas.
(2) 
Private on-lot recreation facilities.
(3) 
Minor residentially related structure.
(4) 
No-impact home-based business.

§ 330-25 Conditional uses.

A. 
School accredited by the Commonwealth of Pennsylvania, but not including vocational or trade schools.
B. 
Keeping of horses and stables as an accessory use pursuant to the standards set forth in § 330-20D of R-1 District.
C. 
Mineral extraction, subject to the standards and criteria attached.[1]

§ 330-26 Special exceptions.

A. 
Walk-up apartment building.
B. 
Churches and other places of worship, including educational and community buildings, parish house and parking.
C. 
Day-care center (consistent with § 330-46B).
D. 
Public utilities rights-of-way and structures.
E. 
Overland public utility lines.[1]

§ 330-27 Bulk and dimensional standards.

A. 
Minimum lot area.
(1) 
Single-family detached dwelling: 15,000 square feet.
(2) 
Two-family dwelling: 15,000 square feet.
(3) 
Townhouse group: 21,780 square feet.
(4) 
Individual townhouse: 5,445 square feet.
(5) 
Apartment building: 21,780 square feet.
(6) 
Individual apartment: 1,000 square feet.
(7) 
All other uses with public sewers and water lines: 15,000 square feet.
(8) 
Any use without public sewers and water lines: 43,560 square feet.
B. 
Minimum lot width.
(1) 
All uses: 75 feet.
C. 
Minimum setback lines.
(1) 
Front: 35 feet.
(2) 
Side yard each side: 10 feet.
(3) 
Side yard abutting street: 25 feet.
(4) 
Rear yard: 35 feet.
(5) 
Accessory building side or rear yard: five feet.
D. 
Maximum height.
[Amended 3-9-2005]
(1) 
All principal structures: 45 feet.
(2) 
All accessory structures: 15 feet. (Note: No accessory structure can exceed 75% of the height of the principal structure.)
E. 
Maximum lot coverage (all buildings on the lot).
(1) 
Total area occupied by buildings, divided by lot area: 45%.
(2) 
Accessory buildings as part of coverage total: 10%.
F. 
The setback distances contained in this section shall not apply to property in plans of subdivision recorded prior to the effective date of Chapter 275, Subdivision and Land Development. For such lots, the setback distances contained in Chapter 275, Subdivision and Land Development, of the Township's Code shall be in effect and shall supersede the setback distances contained in this chapter.
