CHAPTER 9C

M MUNICIPAL GOVERNMENT OFFICE DISTRICT

9-9C-1: PURPOSE:

The municipal government office district is intended to provide for attractive and well designed sites for municipal government offices in an environment characterized by controlled ingress and egress to streets and providing the screening and landscaping necessary to create a proper relationship with adjacent uses. 9-9C-2: PERMITTED USES:

The following uses may be permitted in a municipal government office district:
Municipal community centers.
Municipal government uses, including open space owned by the municipality.
Municipal recreation buildings.
Off street parking and loading facilities, as regulated in chapter 11 of this title.
Signs, as regulated in chapter 12 of this title. (Ord. 1313-10, 1-19-2010)

9-9C-3: SPECIAL USES:

The following uses may be allowed by special use permit:
County, state and federal buildings and uses.
Personal wireless service (PWS) facilities. (Ord. 1313-10, 1-19-2010)

9-9C-4: EXTERIOR LIGHTING RESTRICTIONS:

Exterior lighting shall be in accordance with the provisions outlined in Section 9-12 and Section 9-19. (Ord. 1313-10, 1-19-2010; amd. Ord. 1965-19, 9-23-2019)

9-9C-5: SITE AND STRUCTURE REQUIREMENTS:

   A.   Lot Size Requirements: The minimum lot size required in the M municipal government office district is forty thousand (40,000) square feet.
   B.   Lot Width: The minimum lot width for the M municipal government office district is one hundred thirty feet (130') as measured at the required front yard setback line.
   C.   Yard Requirements: The minimum yard requirements in the M municipal government office district shall be as follows:

   D.   Landscape Plan: Except as may be otherwise provided for and in addition to the requirements as may be found in this code, the developer shall submit a landscape plan to the planning, building and zoning commission and board of trustees for review and approval as a part of the development review process.
   E.   Maximum Lot Coverage: No more than sixty percent (60%) of the lot shall be covered by an impervious surface, including the principal building and any accessory building or use including parking lots and structures, except that where decorative pavers are used, the amount of impervious surface may be increased to sixty five percent (65%), provided the developer submits an overall design for review and recommendation by the planning, building and zoning commission and approval by the board of trustees.
   F.   Building Height: The maximum building height shall be two and one-half (21/2) stories or forty feet (40') including rooftop equipment, whichever is lower for principal structures and twenty feet (20') for an accessory building.
   G.   Floor Area Ratio: The maximum floor area ratio (FAR) in the district for a structure shall be 0.40.
   H.   Site Plan Requirements: A site plan review by the planning, building and zoning commission and approval by the board of trustees is required for both permitted and special use development. (Ord. 1313-10, 1-19-2010)
