ARTICLE XVIII

MHD MODULAR HOME DISTRICT

SECTION 1:

Modular Home. A dwelling that is manufactured in two or more modules at a location other than the homesite, and the modules are transported to the homesite, and the modules are joined together and installed on a permanent foundation system. The term Modular Homes does not include Mobile Home as defined in the Texas Manufactured Housing Standards Act. For purposes in the regulations, the term includes only those structures manufactured after May 1, 1980, and bearing a modular decal of the Manufactured Housing Division, Texas Department of Labor and Standards.

SECTION 2:

Uses. Buildings may be erected, altered, or used and land may be used for any of the following purposes:

(1)

Single Family Modular structure with a minimum square footage of floor area, exclusive of accessory buildings, of not less than 1,250 square feet.

(2)

All uses permitted in SF-3 Residential District except as modified herein:

(3)

Only the following accessory buildings and uses:

(a)

No less than a one-car enclosed attached garage, provided that each entrance to such garage shall be not less than six feet from the side line; provided, however, that each entrance to such garage shall be not less than 25 feet back from the lot line it faces.

(b)

The private garage shall have a ground floor area of no more than 600 square feet.

(c)

Hobby shops or other uses customarily incident to any other above uses situated in the same building when not involving the conduct of business or industry.

(d)

Unilluminated signs not exceeding 12 square feet in area pertaining to the sale or rental of property on which they are located; provided, however, that no advertising sign of any other character shall be permitted in the Modular Home District.

(4)

Every use not hereby specifically authorized and permitted is expressly prohibited in the Modular Home District.

(5)

No modular structure of any kind shall be constructed in any other zoning district of the Town other than in a Mobile Home Park District or Mobile Home Subdivision.

SECTION 3:

Area regulations.

(1)

Front Yard. There shall be a front yard having a minimum depth of not less than 25 feet.

(2)

Side Yard. The minimum distance from the side building line to the property line at any point shall be not less than six feet.

In the case of a corner lot where the side of a lot faces the other intersecting street there shall be a side yard of not less than 50 percent of the front yard. This regulation shall not be so interpreted as to reduce the buildable width after providing the required minimum side yard of a corner lot. No building of said corner lots shall project beyond the front yard line of the lots in the rear or along their side.

Rear Yard. There shall be a rear yard having a depth of not less than 30 percent of the depth of the lot, provided such yard need not exceed 30 feet.

(4)

Width of Lot. The minimum width of the lot shall be 60 feet at the front property line.

(5)

Depth of Lot. The minimum lot depth shall be not less than 100 feet at the average distance between the front and rear lot lines.

(6)

Area of Lot. Every lot shall have an area of not less than 7,500 square feet. The building area shall not exceed 30 percent of the lot area nor be less than 1,750 square feet not counting garage area.

(7)

Height Regulations. The height limit shall be two stories but not exceed 25 feet per dwelling.

(8)

Exterior Walls. All exterior walls shall be constructed of not less than 75 percent Standard Masonry Construction. At least two × four wall studs with double top plate shall be required. Top and bottom plates must be at least two × four material. Wall sheathing shall be required.

(9)

Interior Walls. At least two × four studs with double top plate and spaced 24 inches or less on center shall be required.

(10)

Water Distribution Pipes. A minimum of three-fourths inch diameter pipe for fixture supply is required.

(11)

Driveways. All Single-Family Districts of three acres or less shall have paved driveways.

(12)

If the Planned Development includes commercial or industrial areas, it must separate such areas from residential areas with a six foot masonry site barrier.
