VEHICLE PARKING REGULATIONS
Except as hereinafter provided, no building or structure or part thereof shall be erected, altered, or converted, for any use permitted in the district in which it is located unless there shall be provided on the lot or tract, on an immediately contiguous lot or tract or within 150 feet of such building or structure, vehicle parking in the following ratio of vehicle spaces for the uses specified in the designated districts, except that an established use lawfully existing at the effective date of this regulation need not provide vehicle parking in connection with said use at the effective date of this ordinance may be reduced below the minimum number of spaces as hereinafter required. [sic] Such parking shall be curbed, paved and maintained to the Town of Hickory Creek, Texas specifications.

In all zoning districts, all parking spaces shall be as listed and the standard minimum parking space shall be no less than nine feet by 18 feet.

Parking Space Schedule Residential Uses.
(1)
In Multifamily districts there shall be a minimum of one parking space for each bedroom, with a minimum of two parking spaces per unit unless otherwise excepted in the district.
(2)
In all Single-Family districts, the minimum off street parking spaces for residential uses shall be two spaces for each dwelling unit.
(3)
No off street parking shall be allowed in any front yard area except driveways, garages or separate designed parking areas.
(4)
On street parking shall be allowed on both sides of residential streets which are 31 feet or greater from face of curb to curb.
(5)
Unless otherwise prohibited or provided for, on street parking shall be allowed only on one side of streets where streets are 30 feet or less from face of curb to curb and such parking shall be allowed only on the opposite side of the streets from mail box locations required by the U.S. Postal Service.
(6)
All restricted parking areas shall be marked with appropriate signs at the expense of the developer in new subdivisions created after the date of this ordinance.
(7)
It shall be unlawful and an offense for any person, firm or corporation to permanently park any boat, camper, trailer or recreational vehicle on any streets within the corporate limits of the Town of Hickory Creek, Texas.
(8)
It shall be unlawful for any firm, person, or corporation to park any motor vehicles on Hook Street, Turbeville Road, Hickory Hills Boulevard, Point Vista or any street served by an alley within the Town limits of the Town of Hickory Creek.
Parking Space Schedule Nonresidential Uses Applicable to All Districts.
(1)
Bank, Savings, and Loan, or similar financial establishment—One space for each 200 square feet of floor area.
(2)
Bowling Alley—Six spaces for each lane.
(3)
Clinics or doctor's offices—One space for each 200 square feet of floor area (minimum of five).
(4)
Commercial Outdoor Amusement—20 spaces plus one space for each 100 square feet of floor area over 100 square feet of floor area over 1,000 square feet. [sic]
(5)
Convalescent Home or Home for Aged—One space for each six rooms or beds.
(6)
Gasoline service station—Minimum of six spaces.
(7)
Golf Course—Minimum of 50 spaces.
(8)
High School, College or University—One space for each classroom, laboratory or instruction area, plus one space for each two students accommodated in the institution.
(9)
Hospitals—One space for each bed.
(10)
Hotel or Motel—One space for each room, unit or guest accommodation.
(11)
Institution of a philanthropic nature—Ten spaces plus one space for each employee.
(12)
Library or Museum—Ten spaces plus one space for each 300 square feet of floor area.
(13)
Manufacturing, processing or repairing—One space for each two employees or one space for each 500 square feet of floor area (minimum of five spaces.)
(14)
Offices, general—One space for each 200 square feet of floor area (minimum of five spaces).
(15)
Places of public assembly not listed—One space for each two seats provided.
(16)
Recreational, private or commercial area or building (other than listed)—One space for each three persons to be normally accommodated in the establishment.
(17)
Restaurant or Cafeteria—One space for each three seats under maximum seating arrangements (minimum of five spaces).
(18)
Retail or personal service—One space for each 200 square feet of floor area (minimum of five spaces).
(19)
Schools, Elementary or Junior High—One space for each classroom, plus one space for each four seats in any auditorium, gymnasium, or other place of assembly, whichever is greater.
(20)
Storage or warehousing—One space for each two employees or one space for each 1,000 square feet of floor area, whichever is greater.
(21)
Theaters, meeting rooms, and places of public assembly—One space for each three seats.
Off-Street Parking Regulations.
(1)
In computing the parking requirements for any building or development, the total parking requirements shall be the sum of the specific parking space requirements for each class of use included in the building or development.
(2)
Floor area of structure (i.e. garage) devoted to off-street parking of vehicles shall be excluded in computing the off-street parking requirements of any use.
Parking Requirements for New or Unlisted Use.
(1)
Where questions arise concerning the minimum off-street parking requirements for any use not specifically listed, the requirements may be interpreted as those of a similar use.
(2)
Where a determination of the minimum parking requirements cannot be readily ascertained for new or unlimited uses, according to Section 5 (1) above, approval must be obtained by variance from the Town Council.
