ARTICLE XVI

U-1 UTILITY DISTRICT

SECTION 1:

Regulations set forth in this section [article] are the district regulations in the U-1 Utility District.

SECTION 2:

Uses. In U-1 Utility Districts, no building or land shall be used and no building shall be hereafter erected, reconstructed[,] enlarged or converted, unless otherwise provided in this ordinance, except for one or more of the following uses.

(1)

Water storage, either elevated or at ground level.

(2)

Water treatment.

(3)

Gas regulator stations, or metering stations as determined by Building Official.

(4)

Electrical power substations, including transformer stations, and switching stations.

(5)

Buildings for storage and repair associated with Utility.

(6)

Agricultural uses as described in C-1 Zoning by Special Use Permit Only.

SECTION 3:

Area regulations.

(1)

Front Yard. Front yard shall not be required; provided, however, no structure shall be located closer to the street than the building line of the abutting property.

(2)

Side Yard. The minimum distance from the side building line to the property line at any point shall be not less than ten feet.

(3)

Rear Yard. No rear yard shall be required; however, no structure shall be located less than ten feet from the rear of the lot.

(4)

Coverage. All buildings shall be constructed of fire-proof material.

(5)

Height Regulations. The maximum height for any building shall be 35 feet and for any water storage unit 125 feet.

(6)

Enclosures. All utility structures or improvements requiring property zoned U-1 Utility District for its use shall be enclosed with a six foot chain link fence, with an additional two foot barbed wire, or approved equal, and for the purpose of determining distance from property lines for side yard and front yard, and rear yard limits, the chain link fence shall be considered as a structure.

SECTION 4:

Mechanical Equipment. Mechanical equipment and any outside storage shall be constructed, located aesthetically and screened so as not to interfere with the peace, comfort and repose of the occupants of any adjoining building or residence.

SECTION 5:

Special Requirements.

(1)

Refuse and waste storage areas shall conform to standards as required by this ordinance herein.

(2)

All buildings shall be constructed according to the Standard Masonry Construction requirements as defined herein
