CHAPTER 17

06 DISTRICTS-ESTABLISHED

§ 17.06.010 Designations.

There are established eighteen districts into which the city is divided and which are designated as follows:
(a) 
Agricultural district or “A” district;
(b) 
Low density residential district or “R-l” district;
(c) 
Medium density (duplex) residential district or “R-2” district;
(d) 
High density (multiple) residential district or “R-3” district;
(e) 
High density (multiple) residential and professional office district or “R-4” district;
(f) 
Limited neighborhood commercial district or “C-N” district;
(g) 
Retail commercial or “C-l” district;
(h) 
Retail-commercial transition district or “C-1-TD” district;
(i) 
General commercial district or “C-2” district;
(j) 
Highway service district or “H-S” district;
(k) 
Freeway service district or “F-S” district;
(l) 
Industrial district or “M” district;
(m) 
Planned development district or “P-D” district;
(n) 
Open space district or “O” district;
(o) 
Primary flood plain district or “P-F” district;
(p) 
Secondary flood plain district or “S-F” district;
(q) 
Unclassified or “U” district;
(r) 
Residential-industrial district or “RI” district.

§ 17.06.020 Combining districts.

In addition to the districts established in Section 17.06.010 there is established a combining district which may be combined with any of the districts set forth in Section 17.06.010, said districts to be designated as follows:
(a) 
Combining lot size district or “B” district;
(b) 
Scenic corridor or “S-C” district;
(c) 
Combining airport district or “A-P” district.

§ 17.06.030 Map on file.

The boundaries of the districts designated and established by Section 17.06.010 are as shown on that certain map entitled “zoning map of the city of King,” incorporated herein and made a part of this title by reference as if herein fully set forth and which map is on file in the office of the city clerk and to which reference is made for full particulars as to the location of the areas shown within said districts. The districts shown are declared to be subject to the regulations pertaining to such designated districts as the regulations are set forth in Chapters 17.08 through 17.52. No person shall use any land, building or structure, nor shall any building or structure be erected, constructed, enlarged, altered, moved or used in any district shown on said zoning map, except in accordance with the regulations established by this title.

§ 17.06.040 Boundaries-Determinations.

Where the exact boundaries of a district cannot be readily or exactly ascertained by reference to the zoning map of the city, the boundary shall be deemed to be along the nearest street or lot line, as the case may be. If a district boundary line divides or splits a lot, the lot shall be deemed to be included within the district which is the more restrictive. The provisions of the section shall not apply to acreage.

§ 17.06.050 Boundaries-Changes.

Changes in the boundaries of districts shall be made by ordinance in the manner provided in Chapter 17.66, said ordinance describing the area to be changed either by lot and block number, or by metes and bounds. After adoption of any ordinance changing any boundaries of any district, the city clerk shall mark the aforementioned map to show the number and date of the adoption of the ordinance making such change. One year after the adoption of the ordinance codified herein, and annually thereafter, the city clerk shall cause a revised zoning map to be published in a newspaper of general circulation in the city, said map to show the changes made in district boundaries affected by amending ordinances as herein provided for the year preceding said publication. Provided, however, that no publication shall be required if there have been no such changes during the preceding year.

§ 17.06.060 Unclassified districts designated.

All lands now or hereafter included within the city boundaries, which are not designated on the aforementioned zoning map as being included in any district, are and shall be designated as “U-B-1” or unclassified districts with ten thousand square foot building site area.

§ 17.06.070 Airport approach map on file.

The boundaries of airport approach zoning district designated and established by Chapter 17.44 are as shown on that certain map entitled “airport approach zoning map of the city of King.” Such map is incorporated herein and made part of this code by reference as if herein fully set forth and which map is on file in the office of the city clerk, and to which reference is made for full particulars as to the location of such approach zones, transition zones, horizontal and conical surfaces which geographically describe the approach zoning.
