ARTICLE V

- RESIDENTIAL DISTRICTS

Sec. 56-172.- Purpose statements.

(a)

R1 single-family residential district. The purpose of the R1 single-family residential district is to provide for, and preserve, single-family detached residential development on lots that are a minimum of 8,450 square feet in area within the village. The R1 district also provides for limited public and institutional uses compatible with surrounding residential neighborhoods.

(b)

R2 single-family residential district. The purpose of the R2 single-family residential district is to provide for, and preserve, single-family detached residential development on lots that are a minimum of 7,150 square feet in area within the village. The R2 district also provides for limited public and institutional uses compatible with surrounding residential neighborhoods.

(c)

R3 single-family attached residential district. The purpose of the R3 single-family attached residential district is to provide for, and preserve, single-family detached and compatible single-family attached residential development consisting of either single-family, two-family or townhouse dwellings, as defined by this article. The R3 district also provides for limited public and institutional uses compatible with surrounding residential neighborhoods.

(d)

R4 general residential district. The purpose of the R4 general residential district is to provide for, and preserve, the quality of higher density residential development that promotes the efficient use of land and infrastructure and provides for a variety of housing types and styles where such development is compatible with adjacent uses. The R4 district also provides for limited public and institutional uses that are compatible with surrounding residential neighborhoods.

Sec. 56-175. - General standards of applicability.

(a)

Accessory buildings, structures and uses. See section 56-266 for standards governing detached garages, pools, and other accessory buildings, structures and uses.

(b)

Permitted encroachments. See section 56-267 for standards governing encroachments.

(c)

Off-street parking and loading. See article XI of this chapter for standards governing off-street parking and loading.

(d)

Landscaping and screening. See article XII of this chapter governing landscaping and screening.

(e)

Environmental performance standards. See section 56-268 for environmental performance standards.

(f)

Temporary uses. See section 56-290 for standards governing temporary uses.

(g)

Signs. See article XIII of this chapter for standards governing signs.

(h)

Airport. All structures, uses and construction near the airport shall be reviewed to ensure compliance with the FAA and IDOT regulations.

NOTES:

1 Unless otherwise specified, the rear, side, and front yard requirements for nonresidential uses, where permitted, in R1 and R2 districts shall be the same as those for single-family residential uses in R1 and R2 districts and the same as for townhouse dwellings in R3 and R4 districts.

2 Nonresidential uses shall be permitted to be a maximum height of 35 feet in all residential districts.
