The General Industrial District (GI) is intended to accommodate a variety of commercial services and limited manufacturing operations contained principally within an enclosed structure, while implementing measures to ensure the sustainability of both the industries and the neighborhoods and to maintain the quality of life in the city.

The permitted uses for the General Industrial District (GI) are as follows:

      (1)   Accessory/incidental uses to the main use.

      (2)   Airport/airfield (public or private).

      (3)   Antenna, commercial.

      (4)   Automobile repair.

      (5)   Auto sales/rental/service.

      (6)   Boat sales/rental/service.

      (7)   Building materials/hardware.

      (8)   Bus terminal/station.

      (9)   Cabinet shop.

      (10)   Cemetery.

      (11)   Commercial amusement.

      (12)   Commercial bakery.

      (13)   Commercial laundry.

      (14)   Essential municipal uses.

      (15)   Fabrication.

      (16)   Farm equipment sales and service.

      (17)   Feed store.

      (18)   Flea market.

      (19)   Gaming establishment.

      (20)   Government (federal or state) owned structures, facilities, and uses.

      (21)   Heating and air conditioning sales and service.

      (57)   Veterinary services with outdoor pens and runs.

      (58)   Warehousing.

The conditional uses for the General Industrial District (GI) as follows:

      (1)   Adult entertainment.

      (2)   Heliport/helistop.

      (3)   Municipal services support facilities.

      (4)   Police station.

The height regulations for the General Industrial District (GI) are as follows:

      (1)   The maximum allowable height is 60 feet.

      (2)   Structures over 60 feet in height are permitted with the additional setback of one foot for each two feet in height over 60 feet.

The setback regulations for the General Industrial District (GI) are as follows:

      (1)   Front setback shall have a minimum of 50 feet.

      (2)   Side setback shall have a minimum of 20 feet.

      (3)   Side setback adjacent to a street shall have a minimum of 25 feet.

      (4)   Rear setback shall have a minimum of 20 feet.

The lot regulations for this General Industrial District (GI) are as follows:

      (1)   The minimum lot size shall be 20,000 square feet.

      (2)   The minimum lot width shall be 100 feet.

      (3)   The minimum lot depth shall be 200 feet.

The building regulations for the General Industrial District (GI) are as follows:

      (1)   The minimum footprint any building shall be 2,000 square feet.

      (2)   Glazing shall not exceed 80 percent; these standards shall be applied separately for each building face of each floor or building level.

      (3)   Mirrored glass is not permitted.

The regulations specific to the General Industrial District (GI) are as follows:

      (1)   Incidental living quarters for employees required by job duties to remain on the site for limited periods are permitted. Such quarters shall be provided in permanent structures that are an integral part of the use permitted in this district.

      (2)   Adult entertainment uses conditionally permitted in this district shall not be located within 1,000 feet of a public school, public hospital, place of worship, or residential district. The distance shall be measured from the front (main) door of the adult entertainment establishment to the front (main) door of a school, hospital, or place of worship, or to a residential district boundary. Adult entertainment uses shall not be located within 1,000 feet of another adult entertainment use. The distance shall be measured from the front (main) door of the adult entertainment establishment to the front (main) door of another adult entertainment establishment.

      (3)   Establishments selling alcoholic beverages shall not be located within:

         a.   300 feet of a public school, place of worship, or a public hospital;

         b.   1,000 feet of a public school, if the city council receives a request from the board of trustees of a school district under V.T.C.A., Education Code § 38.007; or

         c.   1,000 feet of a private school if the city council receives a request from the governing body of the private school.

      (4)   No temporary structures, such as recreational vehicles, travel trailers, construction trailers, or mobile homes may be used for on-site dwelling purposes.

      (5)   Wireless telecommunications facilities shall be allowed only as provided for in article XXV of this chapter.

The following regulations are to control contamination of the air, water, or the environment and to safeguard the health, safety, and general welfare of the public in the General Industrial District (GI). No machine, process or procedure shall be employed on any property in the city, in which:

      (1)   Emission of smoke, dust, noxious, toxic, or lethal gases are detectable beyond the perimeter of the property.

      (2)   Vibration is discernible beyond the property line.

      (3)   Noise above the average intensity of street traffic is discernible beyond the property line.

      (4)   Materials are stored or accumulated in such a way that they may be carried by rainwater in natural drainage channels beyond the limits of the property, which are noxious, toxic, radioactive, or contain oil or grease.
