ARTICLE VII

URBAN SINGLE-FAMILY RESIDENTIAL DISTRICT SF-2

Sec. 46-185. Purpose.

The Urban Single-Family Residential District (SF-2) is intended to provide for standard urban-sized lots that allow for low density single-family residential developments at a more compact urban scale. Other uses, such as religious and educational facilities, and open spaces, are provided to maintain a balanced, orderly, convenient, and attractive residential area.

Sec. 46-186. Permitted uses.

   Any use permitted in Urban Single-Family Residential District (SF-1) is permitted in the SF-2 Urban Single-Family Residential District.

Sec. 46-187. Conditional uses.

Any conditional use listed in Large Single-Family Residential District (SF-1), with the addition of halfway house, is permitted in the Urban Single-Family Residential District (SF-2).

Sec. 46-188. Density regulations.

One principal building is allowed per lot in the Urban Single-Family Residential District (SF-2).

Sec. 46-189. Height regulations.

The maximum allowable height in the Urban Single-Family Residential District (SF-2) is 35 feet.

Sec. 46-190. Setback regulations.

The setback regulations in the Urban Single-Family Residential District (SF-2) are as follows:
      (1)   Front setback shall have a minimum of 25 feet.
      (2)   Side setback shall have a minimum of five feet.
      (3)   Side setback adjacent to a street shall have a minimum of 15 feet.
      (4)   Rear setback shall have a minimum of ten feet.

Sec. 46-191. Lot regulations.

The lot regulations in the Urban Single-Family Residential District (SF-2) are as follows:
      (1)   The minimum lot size shall be 5,000 square feet.
      (2)   The minimum lot width shall be 50 feet.
      (3)   The minimum lot depth shall be 100 feet.
      (4)   All corner lots shall consist of 1,000 square feet more than the minimum interior lot size.

Sec. 46-192. Off-street parking regulations.

The off-street parking regulations for the Urban Single-Family Residential District (SF-2) are as provided in article XIX of this chapter.

Sec. 46-193. Building regulations for residential uses.

The building regulations for residential uses in the Urban Single-Family Residential District (SF-2) are as follows:
      (1)   No residential dwelling shall be constructed or moved in which contains less than 1,000 square feet within the living area.
      (2)   Must include a concrete, asphalt or slag driveway/parking area in the residential districts.
      (3)   Garage conversions are permitted; however, a concrete, asphalt or slag driveway/parking area is required in the residential districts.

Sec. 46-194. Building regulations for nonresidential uses.

The building regulations for nonresidential uses in the Urban Single-Family Residential District (SF-2) are as follows:
      (1)   Temporary buildings and buildings for agricultural purposes shall be a maximum size of 500 square feet.
      (2)   Nonresidential principal buildings shall be a minimum size of 1,000 square feet.
      (3)   Nonresidential uses, in this district, with the exception of parks, shall be located on a corner lot with driveway access directly onto a collector or arterial street.

Sec. 46-195. Regulations specific to this district.

The regulations to this district Urban Single-Family Residential District (SF-2) are as follows:
      (1)   Domestic animals over the age of six months shall be limited to three per species and a total of six per household.
      (2)   Open storage is prohibited, except for materials for the resident's personal use or consumption, i.e., firewood, gardening materials, etc.
      (3)   Livestock associated with approved student projects sponsored by FFA, 4H, and other agricultural education programs are permitted.
      (4)   No temporary structures, such as recreational vehicles, travel trailers, construction trailers, or mobile homes may be used for on-site dwelling purposes.
      (5)   Duplex, patio home, and townhouse dwellings permitted conditionally in this district shall conform to standards as specified in article XXIV of this chapter.

Sec. 46-196. Landscaping regulations.

The applicable landscaping regulations for the Urban Single-Family Residential District (SF-2) are as provided in article XX of this chapter.
