(a) The depth of the side and rear buffer setbacks shall be in accordance with the following:
(1) 100 feet in the General Industrial District (GI) and High Industrial District (HI) when siding or backing onto General Business District (GB), Retail District (R), Office District (O), and all residential districts.
(2) 75 feet in the Commercial District (CD) when siding or backing onto Office District (O), Retail District (R), and all residential districts.
(3) 50 feet in the Retail District (R) and General Business District (GB) when siding or backing onto all residential districts.
(4) 25 feet in Office District (O) when siding or backing onto all residential districts.
(5) 25 feet in Multiple-Family Residential District (MF) when siding or backing onto all other residential districts of less intensity (ES, SF-1, SF-2, MH).
(6) 25 feet in all nonresidential districts when adjacent to a detached dwelling unit residence located within a Rural Agricultural District (RA) and no farther than 100 feet from the nonresidential district boundary.
(b) The depth of the buffer area may be reduced by the equivalent area of landscaping provided within the buffer area. No reductions in the setback area will be allowed where no landscaping is provided parallel to the property lines. In no event shall the reductions eliminate the standard setbacks provided in each district. Landscaping used in place of screening, allowed in section 46-672(a)(4)b, shall not be used to reduce the buffer area. Square feet of coverage shall be based on the standards provided in all other applicable sections and/or ordinances. The request for reducing the buffer shall be submitted with a landscape plan. The minimum depth of the reduced buffer shall be:
(1) 60 feet in the General Industrial District (GI) and High Industrial District (HI) when siding or backing onto General Business District (GB), Retail District (R), Office District (O), and all residential districts;
(2) 45 feet in the Commercial District (CS) when siding or backing onto Office District (O), Retail District (R), and all residential districts;
(3) 30 feet in the Retail District (R) and General Business District (GB) when siding or backing onto all residential districts;
(4) 15 feet in Office District (O) when siding or backing onto all residential districts; or
(5) 15 feet in Multiple-Family Residential District (MF) when siding or backing onto all other residential districts of less intensity (ES, SF-1, SF-2, MH).
