The Multiple-Family Residential District (MF) is a residential district intended to provide the highest residential density of a maximum of 25 dwelling units per acre. The principal permitted land uses will include low-rise multiple-family dwellings, garden apartments, condominiums, duplexes, and townhouses. Recreational, religious, health and educational uses normally located to service residential areas are also permitted in this district. This district should be located adjacent to an arterial or collector, as shown on the mayor thoroughfare plan, and serve as a buffer between retail/commercial development or heavy automobile traffic, and medium or low density residential development.

Any use permitted in the Urban Single-Family Residential District (SF-2) is permitted in the Multiple-Family Residential District (MF), with the addition of:

      (1)   Boardinghouse (lodginghouse).

      (2)   Child care, Class B.

      (3)   Common open space, community center, recreational building, and other facilities or amenities, provided they are intended for use by the residents of the multifamily apartment complex.

      (4)   Duplex.

      (5)   Essential municipal uses.

      (6)   Laundromat (self-service washateria).

      (7)   Multiple-family dwelling (apartment building, triplex, fourplex), greater than two dwelling units per structure.

      (8)   Nursing home (retirement home).

      (9)   Townhouse.

Any use permitted in the Urban Single-Family Residential District (SF-2) is permitted in the Multiple-Family Residential District (MF), with the addition of:

      (1)   Dormitory.

      (2)   Fitness center.

      (3)   Fraternity and sorority house.

      (4)   Funeral home/mortuary.

      (5)   Manufactured housing land lease community.

      (6)   Municipal services support facility.

      (7)   Non-paid parking for nonresidential use.

      (8)   Police station.

The density regulations of the Multiple-Family Residential District (MF) are as follows:

      (1)   A maximum of 25 units is allowed per gross acre.

      (2)   One single-family detached dwelling unit or one nonresidential principal building is allowed per lot.

The height regulations of the Multiple-Family Residential District (MF) are as follows:

      (1)   The maximum allowable height is 35 feet.

      (2)   Structures over 35 feet in height are permitted with the additional setback of one foot for each two feet in height over 35 feet.

The setback regulations of the Multiple-Family Residential District (MF) are as follows:

      (1)   Front setback shall have a minimum of 25 feet.

      (2)   Side setback shall have a minimum of ten feet.

      (3)   Side setback adjacent to a street shall have a minimum of 15 feet.

      (4)   Rear setback shall have a minimum of 25 feet.

The lot regulations of the Multiple-Family Residential District (MF) are as follows:

      (1)   The minimum lot size shall be 12,000 square feet.

      (2)   The minimum lot width shall be 100 feet.

      (3)   The minimum lot depth shall be 150 feet.

The building regulations of the Multiple-Family Residential District (MF) are as follows:

      (1)   Apartments shall contain a minimum square footage of living area as follows:

 

 

      (2)   Triplex and fourplex buildings shall contain a minimum of 900 square feet of living area per unit.

      (3)   The outside wall area of all buildings constructed shall include a minimum of 25 percent masonry consisting of stucco, brick, ledge stone, field stone or native types of stone veneer except for temporary uses relating to construction and to public utilities.

      (4)   Nonresidential principal buildings shall be a minimum size of 1,500 square feet.

      (5)   Temporary buildings shall not exceed 1,000 square feet.

The regulations specific to this Multiple-Family Residential District (MF) are as follows:

      (1)   Domestic animals over the age of six months shall be limited to two per species and a total of four per household.

      (2)   Detached dwelling units constructed in this district shall conform to Large Single-Family Residential District (SF-1) standards.

      (3)   No temporary structures, such as travel trailers, recreational vehicles, construction trailers, or mobile homes may be used for on-site dwelling purposes.

      (4)   Open storage is prohibited.

      (5)   A paved walkway shall connect the front door of each multifamily ground floor unit to a parking area.

      (6)   Refer to article XXIV of this chapter for patio home, townhouse, and duplex development criteria.
