The Estate Single-Family Residential District (ES) is intended to be composed of detached, single-family dwelling units on estate-sized and ranchette-style lots. Single-family dwellings are designed primarily for residential use and do not easily lend themselves to other types of nonresidential uses. Other uses may be permitted in this district which are compatible to single-family uses and occupy structures designed for their intended use and do not infringe upon the residential uses.
The uses permitted in the Estate Single-Family Residential District (ES) are as follows:
(1) Accessory structures (refer to section 46-734).
(2) Detached dwelling units.
(3) Essential municipal uses.
(4) Group home/community homes.
(5) Government (federal or state) owned structures, facilities, and uses.
(6) Home occupations.
(7) Livestock/poultry.
(8) Places of worship.
(9) Private utilities (no storage yards).
(10) Real estate sales offices during the development of residential subdivisions, but not to exceed three years.
(11) Schools.
(12) Temporary structures for uses incidental to construction work on the premises, which said buildings shall be removed upon the completion or abandonment of construction work.
Sec. 46-121. Building regulations for residential uses.
Building regulations for residential uses in the Estate Single-Family Residential District (ES) are as follows:
(1) No residential dwelling in the Estate Single-Family Residential District (ES) shall be constructed or moved in which contains less than 1,500 square feet within the living area.
(2) Outside wall areas of a site-built or modular residential dwelling shall have a minimum of 50 percent masonry construction consisting of stucco, brick, ledge stone, field stone or native types of stone veneer.
(3) Must include a concrete, asphalt or slag driveway/parking area in the residential districts.
(4) Garage conversions are permitted; however, a concrete, asphalt or slag driveway/parking area is required in the residential districts.
Sec. 46-122. Building regulations for nonresidential uses.
Building regulations for nonresidential uses in the Estate Single-Family Residential District (ES) are as follows:
(1) Temporary buildings and buildings for agricultural purposes in the Estate Single-Family Residential District (ES) shall be a maximum size of 750 square feet.
(2) Nonresidential principal buildings shall be a minimum size of 1,500 square feet.
(3) Outside wall areas of a site built or modular structure shall have a minimum of 50 percent masonry construction consisting of stucco, brick, ledge stone, field stone or native types of stone veneer.
Sec. 46-123. Regulations specific to this district.
The following regulations are applicable to the Estate Single-Family Residential District (ES):
(1) Personal livestock and poultry shall be confined to the boundaries of the property. Livestock shall be limited to one with an additional one per acre of land.
(2) Domestic animals over the age of six months shall be limited to three per species and a total of six per household.
(3) Open storage is prohibited, except for materials for the resident's personal use or consumption i.e., firewood, gardening materials, etc.
(4) No temporary structures, such as recreational vehicles, travel trailers, construction trailers, or mobile homes may be used for on-site dwelling purposes.
(5) Duplex dwellings permitted conditionally in this district shall conform to standards as specified in article XXIV of this chapter.
