165.10 AGRICULTURAL

DISTRICT A-1.

1.    District Regulations. The regulations set forth in this section or set forth elsewhere in this Zoning Code, when referred to in this section, are the regulations in the Agricultural District (A-1).
2.    Use Regulations. The Agricultural District is intended for use by professional or amateur agriculturists who raise crops or livestock for profit or hobby purposes. A building or premises shall be used for the following purposes:
   A.   Residences of owner, operator, or hired help limited to a maximum of three dwelling units.
   B.   Barns, sheds, or outbuildings for the storage of crops. Crops stored on the premises shall be limited to crops grown by the owner or tenant on the premises.
   C.   Barns, sheds, or outbuildings for the storage or repair of the owner's or operator's farm equipment or machinery.
   D.   Commercial radio tower or satellite devices.
   E.   Landing field or strip for aircraft.
   F.   Riding stable when located on not less than 10 acres.
3.    Parking Regulations. Refer to Section 165.38.
4.    Height And Area Regulations.
   A.   Front Yards. Front yard setbacks for Agricultural District shall be 30 feet or two feet of lineal setback for every one foot of building height, whichever is greater.
      (1)   Front yard regulations for dwellings in an industrial district are the same as those in the R-1 Residential district.
   B.   Side Yards. Side yard setbacks for all industrial districts shall be zero feet.
      (1)   Side yard regulations for dwellings in an industrial district are the same as those in the R-1 Residential district.
   C.   Rear Yard. Rear yard setbacks for all industrial districts shall be 30 feet.
      (1)   Rear yard regulations for dwellings in an industrial district are the same as those in the R-1 Residential district.
   D.   The front and rear yard regulations for commercial or non-industrial use buildings in the Industrial Districts shall be the same as those setbacks in the B-1 General Business District. No rear yards for commercial buildings are required, except on the rear of a lot abutting an R-1 and R-2 Residential District, in which event a rear yard of not less than 30 feet shall be provided.
   E.   If a building contains both a business and industrial use in the Industrial Districts, the industrial setback requirements shall prevail.
   F.   Existing business and commercial uses in existence in the Industrial Districts at the time of the adoption of this Zoning Code shall be allowed to continue and expand in their present location and shall not be considered as non-conforming uses for the purposes of the enforcement of this Zoning Code.
