165.17 LIGHT

INDUSTRIAL DISTRICT I-1.

1.   District Regulations. The regulations set forth in this section or set forth elsewhere in this Zoning Code, when referred to in this section, are the regulations in the Light Industrial District (I-1).
2.    Use Regulations. The Light Industrial District is intended to provide a low density buffer zone between heavy industrial and other uses. The types of uses are intended to be warehousing, distributory, and light manufacturing. The processing of raw materials intended for shipment to other locations for further manufacturing is not allowed. Examples of permitted uses are:
   A.   Manufacture of dental, optical, drafting, musical, electronic, recreation, or computer components or products.
   B.   Manufacture or storage of food products provided that no unprocessed foods are used. Processing of flour would be permitted, processing of wheat into flour would not. Manufacturing of dairy products from processed milk would be allowed, processing of milk would not.
   C.   Manufacture or assembly of hardware, ornamental iron, sheet metal, appliances, tools enameled products, provided no melting, smelting, or foundry work is involved.
   D.   Manufacture or assembly of rugs, mattresses, and clothing.
   E.   Manufacture or assembly of boxes, crates, furniture, baskets, veneers, or other wood products.
   F.   Any similar manufacturing or assembly process, provided that the work does not involve any potential for the creation of or dispersement of environmental pollutants.
   G.   Accessory buildings and uses.
   H.   Any allowable use in B-1 Business District.
3.    Parking Regulations. Refer to Chapter 69 and Section 165.38.
4.    Height and Area Regulations.
   A.   Front Yards. Front yard setbacks for Light Industrial District shall be 30 feet or two feet of lineal setback for every one foot of building height, whichever is greater.
      (1)   Front yard regulations for dwellings in a Light Industrial District are the same as those in the R-1 Residential District.
   B.   Side Yards. Side yard setbacks for all industrial districts shall be zero feet.
      (1)   Side yard regulations for dwellings in a Light Industrial District are the same as those in the R-1 Residential District.
   C.   Rear Yard. Rear yard setbacks for all industrial districts shall be 30 feet.
      (1)   Rear yard regulations for dwellings in a Light Industrial District are the same as those in the R-1 Residential District.
   D.   The front and rear yard regulations for commercial or non-industrial use buildings in the Light Industrial District shall be the same as those setbacks in the B-1 General Business District. No rear yards for commercial buildings are required, except on the rear of a lot abutting an R-1 and R-2 Residential District, in which event a rear yard of not less than 30 feet shall be provided.
   E.   If a building contains both a business and industrial use in the Light Industrial District, the industrial setback requirements shall prevail.
   F.   Existing business and commercial uses in existence in the Light Industrial Districts at the time of the adoption of this Zoning Code shall be allowed to continue and expand in their present location and shall not be considered as non-conforming uses for the purposes of the enforcement of this Zoning Code .
