165.18 MIDDLE

INDUSTRIAL DISTRICT I-2.

1.    District Regulations. The regulations set forth in this section or set forth elsewhere in this Zoning Code, when referred to in this section, are the regulations in the Middle Industrial District (I-2).
2.    Use Regulations. The Middle Industrial District is intended for those purposes which may be deemed as having potential for regulated air, water, ground, or noise pollution. Examples are:
   A.   Chemicals, petroleum, coal, and allied products .
   B.   Acid and derivatives.
   C.   Acetylene.
   D.   Ammonia.
   E.   Carbide.
   F.   Caustic soda.
   G.   Cellulose and cellulose storage.
   H.   Chlorine.
   I.   Coke oven products (including fuel gas) and coke oven products storage.
   J.   Creosote.
   K.   Distillation, manufacture, or refining of coal, tar, asphalt, wood, and bones.
   L.   Processing of chemicals from one state to another or alteration of the chemical composition of a substance.
   M.   Explosives (including ammunition and fireworks) and explosives storage.
   N.   Fertilizer (organic).
   O.   Fish oils and meal.
   P.   Glue, gelatin (animal).
   Q.   Hydrogen and oxygen.
   R.   Lamp black, carbon black, and bone black.
   S.   Nitrating of cotton or other materials.
   T.   Petroleum, gasoline and lubricating oil refining, and wholesale storage.
   U.   Plastic materials and synthetic resins.
   V.   Potash.
   W.   Pyroxylin.
   X.   Turpentine and resin.
   Y.   Wells, gas, and oil.
   Z.   Clay, stone, and glass products.
   AA.   Brick, firebrick, refractories, and clay products (coal fired).
   BB.   Cement, lime, gypsum, or plaster of Paris.
   CC.   Minerals and earths; quarrying, extracting, grinding, crushing, and processing.
   DD.   Metals and metal products.
   EE.   Aluminum powder and paint manufacture.
   FF.   Blast furnace, cupolas.
   GG.   Blooming mill.
   HH.   Metal and metal ores, reduction, refining, smelting, and alloying.
   II.   Scrap metal reduction or smelting.
   JJ.   Steel works and rolling mill (ferrous).
   KK.   Wood and paper products.
   LL.   Match manufacture.
   MM.   Wood pulp and fiber, reduction, and processing.
   NN.   Any allowable use in the Light Industrial District.
3.    Parking Regulations. Refer to Chapter 69 and Section 165.38.
4.    Height and Area Regulations.
   A.   Front Yards. Front yard setbacks for Middle Industrial District shall be 30 feet or two feet of lineal setback for every one foot of building height, whichever is greater.
      (1)   Front yard regulations for dwellings in a Middle Industrial District are the same as those in the R-1 Residential district.
   B.   Side Yards. Side yard setbacks for all Middle Industrial Districts shall be zero feet.
      (1)   Side yard regulations for dwellings in a Middle Industrial District are the same as those in the R-1 Residential District.
   C.   Rear Yard. Rear yard setbacks for all Middle Industrial District shall be 30 feet.
      (1)   Rear yard regulations for dwellings in a Middle Industrial District are the same as those in the R-1 Residential District.
   D.   The front and rear yard regulations for commercial/ non-industrial use buildings in the Middle Industrial District shall be the same as those setbacks in the B-1 General Business District. No rear yards for commercial buildings are required, except on the rear of a lot abutting an R-1 and R-2 Residential District, in which event a rear yard of not less than 30 feet shall be provided.
   E.   If a building contains both a business and industrial use in the Middle Industrial District, the industrial setback requirements shall prevail.
   F.   Existing business and commercial uses in existence in the Middle Industrial District at the time of the adoption of this Zoning Code shall be allowed to continue and expand in their present location and shall not be considered as non-conforming uses for the purposes of the enforcement of this Zoning Code.
