ARTICLE VI
"R-2" Multiple-Family Residential District
Section 405.300 Regulations.

The regulations set forth in this Article, or elsewhere in this Chapter which are applicable, shall apply in "R-2" Multiple-Family Residential District.
Section 405.310 Use Regulations.

A.
A building or premises shall be used only for the following purposes. The fact that a structure, use, or permission is not mentioned shall not be interpreted to mean that it is allowed.
1.
Principal Permitted Use.
a.
Any use permitted in the "R-1" District.
b.
Multi-family dwelling.
c.
Funeral homes and mortuaries.
d.
Boarding and lodging houses.
e.
Hospitals, clinics, nursing, and convalescent homes, except animal hospitals and clinics.
f.
The office or studio of a doctor, dentist, lawyer, teacher, or other member or a recognized profession in his dwelling, provided that not more than the equivalent of one-third (1/3) of the area of the dwelling shall be used for such purposes.

Conditional Uses.
a.
Manufactured home parks, following guidelines in Article X, below.

Manufactured home parks existing prior to June 1, 2021, which are not zoned "MP" may continue to operate as a non-conforming use, so long as they comply with the guidelines in Article X, below.
(2)
Conditional use for a new manufactured home park shall not be issued unless the Zoning Commission makes a written finding that there is insufficient availability of existing spaces in existing manufactured home parks or the proposed manufactured home park will replace an existing manufactured home park, or that establishment of a new manufactured home park is clearly within the best interests of the City.
b.
Home occupations.

Accessory Uses.
a.
Accessory uses permitted in the "R-1" District.

No building shall exceed two and one-half (2 1/2) stories or thirty-five (35) feet in height.
