"CD" Commercial District

Section 405.370 Regulations.

The regulations set forth in this Article or elsewhere in this Chapter which are applicable, shall apply in the "CD" Commercial District.

Section 405.380 Use Regulations.

A. 
A building or premises shall be used only for the following purposes. The fact that a structure, use, or permission is not mentioned shall not be interpreted to mean that it is allowed.
1. 
Principal Permitted Uses.
a. 
Retail establishments selling goods, such as hardware, feed, poultry supplies, home building supply, farm equipment, mobile homes, marine equipment (boats, trailers, etc.), etc.
b. 
Eating establishments (cafes, restaurants).
c. 
Grocery/food stores and supermarkets.
d. 
Convenience stores, with or without gas pumps.
e. 
Mixed retail establishments (e.g., food, clothing hard goods).
f. 
Offices for professional and service people, including doctors, dentists, lawyers, realtors, radio, television, computer service, and repair.
g. 
Dry cleaning and laundry establishments.
h. 
Automotive service stations.
i. 
Automotive repairs and sales (new and used).
j. 
Warehousing — commercial.
k. 
Commercial recreation, such as bowling alleys, golf driving ranges, drive-In theaters, skating rinks, etc.
l. 
Laundromats.
m. 
Motels and hotels.
n. 
Places of public assembly.
2. 
Accessory Uses.
a. 
Temporary structure to assist businesses during new construction, with Board of Adjustment's prior approval. Such permit is to be issued for a period of not more than one (1) year, with the possibility of extension for extenuating/unforeseen circumstances.
b. 
Accessory uses and structures that are customarily incidental to any permitted principal use in this zone.
3. 
Area Requirements.
Minimum lot area:
6,000 square feet
Minimum lot width:
50 feet
Minimum lot depth:
100 feet
Minimum yard:

Front

Side-street (corner lot)
10 feet
(c)
Rear (from property line or center of alley if one exists)
15 feet
Maximum height:
2 1/2 stories or 35 feet
Maximum lot coverage

a. 
Where a Commercial Zoning District abuts a Residential Zoning District, a minimum rear yard of twenty-five (25) feet is required.
4. 
Off-Street Parking. On-lot parking shall be provided as follows:
a. 
One (1) parking space for each employee.
b. 
Motels, hotels: One (1) space for each sleeping unit.
c. 
Places of public assembly: One (1) space for every five (5) seats provided.
d. 
Retail stores: One (1) space for every two hundred fifty (250) square feet of floor area.
