19.48 Driveways

and Easements

A. Width. Easements shall be no less than twenty-five feet (25') wide, with at least five feet (5') reserved for utilities.

B. Curbs. Easements shall be equipped with concrete curbs and gutters, unless the City Council approves otherwise.

19.48.010 Easements – General Provisions.

A. No more than three (3) lots may be served by a single easement.

B. Easements shall be written and of public record; they shall be perpetual, run with the land, and contain use and maintenance provisions. [Ord. 195 §45, 1980.]

19.48.020 Easements – Dimensions and Construction Standards.

A. Width. Easements shall be no less than twenty-five feet (25') wide, with at least five feet (5') reserved for utilities.

B. Curbs. Easements shall be equipped with concrete curbs and gutters, unless the City Council approves otherwise.

C. Pavement. Easements shall be paved curb to curb, with at least two (2") inches (compacted depth) of asphaltic concrete over such gravel base as the City Council may required, to a width of not less than eighteen feet (18'), except that easements serving one (1) lot must only have a pavement width of not less than twelve feet (12').

D. Drainage. Adequate storm drainage carried to a disposal point approved by the City Council shall be provided.

E. Screening. The City Council may require screen walls, fences, or plantings where necessary to provide privacy or where adjoining improvements so require.

F. Turnaround. A vehicular turnaround of dimensions and design approved by the City Council shall be provided. [Ord. 195 §46, 1980.]

19.48.030 Driveways – Dimensions and Construction Standards.

Driveways shall meet the curbing, paving, width, drainage, and screening provisions required of easements. Driveways leading to state highway routes or City arterials shall be equipped with a vehicular turnaround of dimensions and design approved by the City Council. [Ord. 195 §47, 1980.]
