“B-L” BUSINESS

LOCAL DISTRICT

§ 156.210 PURPOSE.

   (A)   The intent of this district is to provide appropriate areas for the local retail commercial uses serving the community and the general market area of the town.
   (B)   A combination of retail, service, commercial, office, professional, financial and governmental uses are encouraged.

§ 156.211 PRINCIPAL PERMITTED USES.

   The following uses are permitted as of right in the “B-L” Business Local District:
 
Residential Uses
Public and Semi-Public Uses
Non-Residential Uses
• Bed and breakfast establishment
• Educational institution; technical or vocational school
• Auditoriums
 
 
• Club or lodge school
 
Residential Uses
Public and Semi-Public Uses
Non-Residential Uses
Residential Uses
Public and Semi-Public Uses
Non-Residential Uses
• Hotel/motel
• Mortuary and funeral home
• Office, professional
• Office, medical or dental
• Personal service
• Professional service
• Recreational facility; indoor
• Restaurant; excluding drive-through
• Retail sales; not exceeding 5,000 square feet in floor area

§ 156.212 ACCESSORY PERMITTED USES.

   The following uses are permitted as accessory uses in the “B-L” Business Local District:
   (A)   Buildings or structures incidental to a permitted use;
   (B)   Home occupations, pursuant to § 156.362 of this chapter; and
   (C)   Signs, pursuant to §§ 156.400 through 156.411 of this chapter.

§ 156.213 SPECIAL EXCEPTION USES.

   The following uses are permitted as special exception uses in the “B-L” Business Local District:
Residential Uses
Public and Semi-Public Uses
Non-Residential Uses

• Assisted living facility or retirement home
• Educational institution; college or university
• Car wash
• Group home
• Essential services
• Commercial entertainment; excluding sexually-oriented businesses
• Mobile home subdivision
• Fraternity, sorority or student cooperative
• Multi-family dwelling
• Park or playground
• Commercial entertainment; outdoor
• Nursing home
• Public buildings and services
• Day care center
• Recreational vehicle park
• Religious place of worship
• Drive through facility
• Single-family detached dwelling
• Hospital
• Two-family dwelling
• Multi-tenant building
• Private or public parking area
• Recreational facility; outdoor
• Shopping center
• Storage; indoor commercial

§ 156.214 LOT DEVELOPMENT STANDARDS.

   The following development standards shall apply to lots located within the “B-L” Business Local District:
Minimum lot area
None
Maximum impervious surface coverage
90%
Minimum lot width at building line
None
Minimum front yard setback
None
Minimum side yard setback
5 feet principal and accessory use
10 feet principal and accessory use when abutting a residential district
Minimum rear yard setback
15 feet
Maximum building height
35 feet principal use
15 feet accessory use

§ 156.215 MINIMUM OFF-STREET PARKING REQUIREMENTS.

   Off-street parking requirements shall be as regulated in §§ 156.380 through 156.385 of this chapter.

§ 156.216 SIGNAGE REQUIREMENTS.

   Signage requirements shall be as regulated in §§ 156.400 through 156.411 of this chapter.

   Landscape and buffer requirements shall be as regulated in §§ 156.465 through 156.476 of this chapter.
