“FP” FLOODPLAIN
DISTRICT
§ 156.310 PURPOSE.
The intent of this district is to control the development of the floodplain areas of the town that could result in, or contribute to, the potential loss of life and/or property, create health and safety hazards and lead to extraordinary public expenditures for flood protection and relief if left unregulated.

§ 156.311 PRINCIPAL PERMITTED USES.
The following uses are permitted as of right in the “FP” Floodplain District:
Residential Uses | Public and Semi-Public Uses | Non-Residential Uses |

§ 156.312 ACCESSORY PERMITTED USES.
§ 156.313 SPECIAL EXCEPTION USES.
The following uses are permitted as special exception uses in the “FP” Floodplain District:
Residential Uses | Public and Semi-Public Uses | Non-Residential Uses |
• None | • Essential services | • Commercial entertainment; outdoor |
• Parks or playgrounds | • Private or public parking area | |
• Public buildings and services | • Recreational facility; outdoor |

§ 156.314 LOT DEVELOPMENT STANDARDS.
The following development standards shall apply to lots located within the “FP” Floodplain District:
Minimum lot area | None |
Maximum impervious surface coverage | As required by the Department of Natural Resources |
Minimum lot width at building line | None |
Minimum front yard setback | None |
Minimum side yard setback | None |
Minimum rear yard setback | None |
Maximum building height | 35 feet principal use |
15 feet accessory use | |
