“RTF” RESIDENCE

TWO-FAMILY DISTRICT

§ 156.110 PURPOSE.

   (A)   The intent of this district is to provide for medium to low density residential areas representing a compatible mix of single-family and two-family dwellings which may, in certain circumstances serve as a transition between R-1 Districts and other less restrictive zones and uses. Net densities are at five to eight dwelling units per acre.
   (B)   Permitted uses generally include, but are not limited to, single and two-family residential dwellings, institutional, public and recreational uses that serve the needs of residents living in the area.

§ 156.111 PRINCIPAL PERMITTED USES.

   The following uses are permitted as of right in the “RTF” Residence Two-Family District:
 
Residential Uses
Public and Semi-Public Uses
Non-Residential Uses
• Single-family dwelling; detached
• Educational institution; elementary, middle and high school
• None
• Two-family dwelling

§ 156.112 ACCESSORY PERMITTED USES.

   The following uses are permitted as accessory uses in the “”RTF” Residence Two-family District:
   (A)   Buildings or structures incidental to a permitted use;
   (B)   Home occupations, pursuant to § 156.362 of this chapter; and
   (C)   Signs, pursuant to §§ 156.400 through 156.411 of this chapter.

§ 156.113 SPECIAL EXCEPTION USES.

   The following uses are permitted as special exception uses in the “RTF” Residence Two-Family District:
 
Residential Uses
Public and Semi-Public Uses
Non-Residential Uses
• Bed and breakfast establishment
• Cemetery
• Day care center
• Educational institution; college or university
• Recreation facility; outdoor
• Essential services
• Park and playground
• Public buildings and services
• Religious place of worship

§ 156.114 LOT DEVELOPMENT STANDARDS.

   The following development standards shall apply to lots located within the “RTF” Residence Two- Family District:
Minimum lot area
7,500 square feet single-family dwelling
10,000 square feet two-family dwelling
1 acres all other uses
Maximum impervious surface coverage
50%
Minimum lot width at building line
70 feet single-family dwelling
80 feet two-family dwelling
100 feet all other uses
Minimum front yard setback
30 feet
Minimum side yard setback
7 feet principal use
5 feet accessory use
Minimum rear yard setback
25 feet
7 feet accessory use
Maximum building height
35 feet principal use
15 feet accessory use

§ 156.115 MINIMUM OFF-STREET PARKING REQUIREMENTS.

   Off-street parking requirements shall be as regulated in §§ 156.380 through 156.385 of this chapter.

§ 156.116 SIGNAGE REQUIREMENTS.

   Signage requirements shall be as regulated in §§ 156.400 through 156.411 of this chapter.

§ 156.117 LANDSCAPE AND BUFFER REQUIREMENTS.

   Landscape and buffer requirements shall be as regulated in §§ 156.465 through 156.476 of this chapter.
