“RSF” RESIDENCE
SINGLE-FAMILY DISTRICT
§ 156.090 PURPOSE.
The intent of this district is to provide for low to medium density single-family residential development. Net densities are at four dwelling units per acre. Permitted uses generally include, but are not limited to, single-family residential dwellings, institutional, public and recreational uses that serve the needs of residents living in the area.

§ 156.091 PRINCIPAL PERMITTED USES.
The following uses are permitted as of right in the “RSF” Residence Single-family District:

• Single-family dwelling; detached | • Educational institution; elementary, middle and high school | • None |

§ 156.092 ACCESSORY PERMITTED USES.
The following uses are permitted as accessory uses in the “RSF” Residence Single-Family District:
(A) Buildings or structures incidental to a permitted use;
(B) Home occupations, pursuant to § 156.362 of this chapter; and

§ 156.093 SPECIAL EXCEPTION USES.
The following uses are permitted as special exception uses in the “RSF” Residence Single-Family District:

§ 156.094 LOT DEVELOPMENT STANDARDS.
The following development standards shall apply to lots located within the “RSF” Residence Single- Family District:

Minimum lot width at building line | 80 feet single-family dwelling |

Minimum front yard setback | 30 feet |

Maximum building height | 35 feet principal use |
