“L-I” LIMITED

INDUSTRIAL DISTRICT

§ 156.270 PURPOSE.

   (A)   The intent of this district is to provide lands for the development of industrial uses that have high standards of performance and that can locate in relatively close proximity to residential and business uses.
   (B)   The district regulations are designed to permit the operation of most manufacturing, wholesaling and warehousing activities with adequate protection for adjacent uses and sufficient control of external effects to protect one industry from another. Some retail uses that service the industrial uses within the industrial area may be permitted. Industrial operations must be in an enclosed building.

§ 156.271 PRINCIPAL PERMITTED USES.

   The following uses are permitted as of right in the “L-I” Limited Industrial District:
Residential Uses
Public and Semi-Public Uses
Non-Residential Uses
Residential Uses
Public and Semi-Public Uses
Non-Residential Uses

• None
• Agri-business
• Building materials; wholesale
• Contractors offices and yards
• Greenhouse, commercial
• Recycling center
• Research and development laboratory
• Storage, personal
• Warehousing
• Wholesalers

§ 156.272 ACCESSORY PERMITTED USES.

   (A)   The following uses are permitted as accessory uses in the “L-I” Limited Industrial District:
      (1)   Buildings or structures incidental to a permitted use;
      (2)   Personal service, limited to 25% of the structure;
      (3)   Professional service, limited to 25% of the structure;
      (4)   Retail sales, limited to 25% of the structure; and
      (5)   Signs, pursuant to §§ 156.400 through 156.411 of this chapter.
   (B)   The total occupation of the principal structure by an accessory use shall be no greater than 25% of the gross floor area.

§ 156.273 SPECIAL EXCEPTION USES.

   The following uses are permitted as special exception uses in the “L-I” Limited Industrial District:

• Essential services
• Animal hospital and veterinarian clinic
• Public buildings and services
• Automobile, motorcycle, RV, farm equipment and truck repair sales

• Club or lodge
• Commercial entertainment; outdoor
• Day care center
• Gasoline service station
• Junk yard
• Kennel
• Manufacturing, light
• Multi tenant building; non-commercial
• Private or public parking area
• Storage, indoor; commercial
• Storage, outdoor; commercial
• Truck freight terminal

§ 156.274 LOT DEVELOPMENT STANDARDS.

   The following development standards shall apply to lots located within the “L-I” Limited Industrial District:

Minimum front yard setback
25 feet
Minimum side yard setback
25 feet principal and accessory use
Minimum rear yard setback
20 feet principal and accessory use
40 feet principal and accessory use if abutting a residential district

35 feet principal use

§ 156.275 MINIMUM OFF-STREET PARKING REQUIREMENTS.

   Off-street parking requirements shall be as regulated in §§ 156.380 through 156.385 of this chapter.

§ 156.276 SIGNAGE REQUIREMENTS.

   Signage requirements shall be as regulated in §§ 156.400 through 156.411 of this chapter.

   Landscape and buffer requirements shall be as regulated in §§ 156.465 through 156.476 of this chapter.
