“RE” RESIDENCE

ESTATE DISTRICT

§ 156.070 PURPOSE.

   (A)   The intent of this district is to provide for large lot single-family residential development in limited areas of the town. Net densities are at one dwelling unit per acre.
   (B)   Permitted uses generally include, but are not limited to, single-family residential dwellings, institutional, public and recreational uses that serve the needs of residents living in the area.

§ 156.071 PRINCIPAL PERMITTED USES.

   The following uses are permitted as of right in the “RE” Residence Estate District:
 
Residential Uses
Public and Semi-Public Uses
Non-Residential Uses
• Single-family dwelling; detached
• Educational institution; elementary, middle and high school
• Plant nursery
 
 
• Roadside business

§ 156.072 ACCESSORY PERMITTED USES.

   The following uses are permitted as accessory uses in the “RE” Residence Estate District:
   (A)   Buildings or structures incidental to a permitted use;
   (B)   Home occupations, pursuant to § 156.362 of this chapter; and
   (C)   Signs, pursuant to §§ 156.400 through 156.411 of this chapter.

§ 156.073 SPECIAL EXCEPTION USES.

   The following uses are permitted as special exception uses in the “RE” Residence Estate District:
 
Residential Uses
Public and Semi-Public Uses
Non-Residential Uses
• Assisted living facility or retirement home
• Cemetery
• Commercial entertainment; outdoor
• Bed and breakfast establishment
• Educational institution; college or university
• Day care center
• Mobile home park
• Essential services
• Heliport
• Nursing home
• Park and playground
• Hospital
• Public buildings and services
• Recreation facility; outdoor
• Religious place of worship

§ 156.074 LOT DEVELOPMENT STANDARDS.

   The following development standards shall apply to lots located within the “RE” Residence Estate District:
Minimum lot area
1 acre
Maximum impervious surface coverage
35%
Minimum lot width at building line
100 feet
Minimum front yard setback
60 feet
Minimum side yard setback
20 feet principal use
5 feet accessory use
Minimum rear yard setback
50 feet
14 feet accessory use
Maximum building height
35 feet principal use
15 feet accessory use

§ 156.075 MINIMUM OFF-STREET PARKING REQUIREMENTS.

   Off-street parking requirements shall be as regulated in §§ 156.380 through 156.385 of this chapter.

§ 156.076 SIGNAGE REQUIREMENTS.

   Signage requirements shall be as regulated in §§ 156.400 through 156.411 of this chapter.

§ 156.077 LANDSCAPE AND BUFFER REQUIREMENTS.

   Landscape and buffer requirements shall be as regulated in §§ 156.465 through 156.476 of this chapter.
