Industrial IN Districts

§ 125-23 Permitted uses.

A. 
In Industrial IN Districts, the following uses are permitted:
(1) 
Enclosed manufacturing industries.
(2) 
Enclosed warehouse or wholesale use.
(3) 
Public utility.
(4) 
Enclosed service and repair.
(5) 
Machinery and transportation equipment, sales, service and repair.
(6) 
Enclosed industrial processes and service.
(7) 
Freight or trucking terminal.
(8) 
Contractor's yard.
(9) 
Garage.
(10) 
Parking.
(11) 
Accessory building use.
B. 
The following uses are permitted after issuance of a special permit by the Board of Appeals:
(1) 
Gasoline station, car wash.
(2) 
Aviation landing field, helicopter landing pad.
(3) 
Grade improvement.

Nonresidential development in flood area.

(5) 
Other industrial uses upon the finding by the Board of Appeals that such use is of the same general character as those permitted and which will not be detrimental to the other uses within the district or to the adjoining land uses.

(6) 
Radio, television, public utility and similar towers.

C. 
The following uses are permitted after issuance of a special permit by the Town Board:

Adult entertainment business.
(2) 
Sanitary landfill.

The following uses are permitted after issuance of a special permit by the Town Planning Board:

Extraction of natural products.

§ 125-24 Area and bulk regulations.

[Amended 7-3-1973]
The following provisions regulate uses in Industrial IN Districts:
A. 
Area.
(1) 
Minimum.
(a) 
District: 10 acres.
(b) 
Lot: 20,000 square feet.
(2) 
Maximum lot coverage: 35%.
B. 
Distances.
(1) 
Minimum.
(a) 
Lot frontage: 100 feet.
(b) 
Lot depth: 150 feet.
(c) 
Front yard: 40 feet.
(d) 
Rear yard: 20 feet, or 50 feet abutting residential and agricultural districts.
(e) 
Lot side yard: 10 feet, or 50 feet abutting residential and agricultural districts.
(f) 
Maximum building height: three stories or 45 feet, whichever is less.
(2) 
Accessory building.

(a) 
Distances.

Front yard: 40 feet.
[2] 
Side yard: eight feet.
[3] 
Rear yard: eight feet.
(b) 
Maximum building height: 30 feet.
