Residential C RC District

§ 125-14 Permitted uses.

A. 
In Residential C (RC) Districts the following uses are permitted:

(1) 
One-family dwelling.
(2) 
Two-family dwelling.
(3) 
Professional residence-office in one-family dwelling.
(4) 
School.
(5) 
Religious institution.
(6) 
Community center.
(7) 
Public outdoor recreation.
(8) 
Accessory use.
(9) 
Multiple-family dwelling after site plan approval is given by the Planning Board.
B. 
The following uses are permitted after issuance of a special permit by the Board of Appeals:
(1) 
Home occupation.
(2) 
Boardinghouse, tourist home.
(3) 
Hospital.
(4) 
Private club.
(5) 
Public utility substation.
(6) 
Grade improvement.
(7) 
Nonresidential development in flood areas.

Development on undersized lots.

§ 125-15 Area and bulk regulations.

The following provisions regulate uses in Residential C (RC) Districts:
A. 
Residential uses.
(1) 
Area.
(a) 
Minimum. (See § 125-47B.)

One-family dwelling: 9,000 square feet.
[2] 
Two-family dwelling: 13,500 square feet.
[3] 
Multiple-family dwellings: 5,000 square feet, plus an additional 2,500 square feet for each bachelor, 3,000 square feet for each one-bedroom, 3,500 square feet for each two-bedroom and 4,500 square feet for each three-or-more bedroom.
(b) 
Maximum lot coverage is 40%.
