General Business GB District

§ 125-18 Permitted uses.

A. 
In General Business GB Districts the following uses are permitted:
(1) 
Shopping center.
(2) 
Retail store or service.
(3) 
Personal service.
(4) 
Business office.
(5) 
Restaurant, bar.
(6) 
Hotel, motel.
(7) 
Indoor recreation.
(8) 
Religious institution.
(9) 
Community center.
(10) 
Dormitory use.
(11) 
Membership clubhouse.
(12) 
Private club.
(13) 
Mortuary, funeral home.
(14) 
Enclosed accessory use.
(15) 
Parking.
(16) 
One-family dwelling unit associated with the commercial use (attached to or over).

B. 
The following uses are permitted after issuance of a special permit by the Board of Appeals:
(1) 
Gasoline station.
(2) 
Car wash.
(3) 
Motor vehicle sales showroom.
(4) 
Drive-in service.
(5) 
Grade improvement.
(6) 
Hospital.
(7) 
Two-family and multifamily dwelling units associated with the commercial use (attached to or over).

§ 125-19 Area and bulk regulations.

The following provisions regulate uses in General Business GB Districts:
A. 
Area.
(1) 
Minimum.
(a) 
District: five acres.
(b) 
Lot: 12,000 square feet. (See § 125-47B.)
(c) 
Multiple-family dwellings: 5,000 square feet, plus an additional 2,500 square feet for each bachelor, 3,000 square feet for each one-bedroom, 3,500 square feet for each two-bedroom and 4,500 square feet for each three-or-more bedroom.

(2) 
Maximum lot coverage: 40%.
B. 
Distances.
(1) 
Minimum.
(a) 
District width: 500 feet.
(b) 
District depth: 300 feet.
(c) 
Lot frontage: 100 feet.
(d) 
Lot front yard: 40 feet.

(e) 
Lot rear yard: 10% of lot depth, 50 feet abutting residential districts and Agricultural Districts.
(f) 
Lot side yard: 10 feet, 50 feet abutting residential districts and Agricultural Districts. (Side yards are not required for each business structure where said structure is part of a group of buildings designed as a shopping center, provided that for each group of buildings, side yards at least equal to the minimum specified above are provided.)
(g) 
Maximum building height: three stories or 35 feet, whichever is less.
(2) 
Accessory building.
