Agricultural AG District

§ 125-16 Permitted uses.

A. 
In Agricultural AG Districts the following uses are permitted:
(1) 
Agricultural use.
(2) 
One-family dwelling.
(3) 
Two-family dwelling.
(4) 
Professional residence-office.
(5) 
Religious institution.
(6) 
School.
(7) 
Community center.
(8) 
Hospital.
(9) 
Private club.
(10) 
Membership clubhouse.
(11) 
Public outdoor recreation.
(12) 
Wildlife refuge.
(13) 
Stable.
(14) 
Cemetery.
(15) 
Parking.
(16) 
Enclosed storage.
(17) 
Accessory use.
(18) 
Public utility structure.
B. 
The following uses are permitted after issuance of a special permit by the Board of Appeals:
(1) 
Home occupation.
(2) 
Grade improvement.
(3) 
Landing field; helicopter landing pad.
(4) 
Camp.
(5) 
Nonresidential development in flood area.

(6) 
Junkyard.
(7) 
Kennel.
(8) 
Development on undersized lots.
(9) 
Radio, television, public utility and similar towers.
(10) 
Landscaping business.
C. 
The following uses are permitted after issuance of a special permit by the Town Board:
(1) 
Mobile home park.
(2) 
Private outdoor recreation area.
D. 
The following uses are permitted after issuance of a special permit by the Town Planning Board:
(1) 
Extraction of natural products.
(2) 
Telecommunications facilities.[1]

§ 125-17 Area and bulk regulations.

The following provisions regulate uses in Agricultural AG District:
A. 
Residential uses:

(1) 
Area.
(a) 
Single-family residence lot minimum: 21,000 square feet (see § 125-47B).
(b) 
Two-family residence lot minimum: 42,000 square feet (see § 125-47B).
(c) 
Single-family and two-family residence maximum coverage: 20%.
(2) 
Minimum distances.
(a) 
Width at building line: 100 feet.
(b) 
Depth: 150 feet.
(c) 
Front yard: 40 feet.
(d) 
Rear yard: 35 feet.
(e) 
Side yard: 15 feet each side.
(f) 
Maximum building height: 30 feet or two stories, whichever is less.
(3) 
Accessory building distances.

(a) 
Front yard: 40 feet.
(b) 
Side yard: 10 feet, 25 feet adjacent to a residential district.
(c) 
Rear yard: 10 feet, 25 feet adjacent to a residential district.
B. 
Nonresidential uses.
(1) 
Area.
(a) 
Minimum: two acres.
(b) 
Coverage: 15%.
(2) 
Minimum distances.
(a) 
Width at building line: 200 feet.
(b) 
Depth: 240 feet.
(c) 
Front yard: 50 feet.
(d) 
Rear yard: 50 feet.
(e) 
Side yard: 50 feet each side.
(f) 
Maximum building height: 30 feet or two stories, whichever is less.
(3) 
Accessory building.

Distances.

Side yard: 10 feet, 25 feet adjacent to a residential district.

Maximum height: 18 feet; no height limit for agricultural uses, except in airport flight paths.
