10 - R-2 ONE-FAMILY RESIDENCE DISTRICT

The R-2 district is established to provide low density areas in which the principal use of land is for single-family dwellings. In this zone a complete range of complementary urban facilities is encouraged.

Any use permitted in the R-1 one-family residence district, provided each such use shall be served by public water and sanitary sewage systems.

The following uses may be allowed by special use permit in accordance with the provisions of Chapter 17.54:
Any special use permitted in the R-1 one-family residence district.

Off-street parking and loading facilities shall be provided as required or permitted in Chapter 17.44.

A.
Every one-family detached dwelling hereafter erected shall be located on a lot having an area of not less than fifteen thousand (15,000) square feet, and a width at the established building line of not less than (eighty feet).
B.
All nonresidential principal uses of buildings as permitted in this chapter shall be located on a tract of land having an area of not less than twenty thousand (20,000) square feet with a minimum width at the building line of not less than one hundred (100) feet.
C.
Minimum lot sizes for special uses shall be prescribed and conditions imposed at the time a special use permit is authorized, but in no case shall any such lot have an area of less than twenty thousand (20,000) square feet.

No building shall be erected or enlarged unless the following yards are provided and maintained:
A.
Front Yard. A front yard of not less than thirty-seven (37) feet;
B.
Side Yard. Each lot shall have two side yards, the combined width of which shall be not less than 35 percent of the width of the lot; provided, however, that neither side yard shall have a width of less than 15 percent of the width of the lot, or twelve (12) feet, whichever is greater.

On corner lots the side yard adjacent to the street shall have a width of not less than 35 percent of the width of the lot, but need not exceed thirty-five (35) feet, and in the case of a reversed corner lot there shall be maintained a setback from the side street of not less than 60 percent of the front yard required on the lots in the rear of such corner lots. No accessory building on said reversed corner lot shall project beyond the front yard required on the adjacent lot to the rear, nor be located nearer than four (4) feet to the side lot line of said adjacent lot.

On lots upon which a nonresidential use is erected or enlarged, there shall be a side yard of not less than fifteen (15) feet on each side of the main structure and a combined total of side yards of not less than thirty-five (35) feet;
C.
Rear Yard. A rear yard of not less than forty-two (42) feet.

Not more than 25 percent of the lot area may be occupied by buildings and structures, including accessory buildings.

The R-2 zoning classification should have a minimum foundation area coverage of 1,400 square feet.

The maximum floor area ratio for permitted uses, special uses and accessory uses shall be as follows:
A.
Permitted Uses.
1.
One-family detached dwellings and permitted accessory uses, 0.30,
2.
Nonresidential uses, same as R-1 district;
B.
Special Uses. The same floor area ratios shall apply as allowed in the R-1 one-family residence district.
