CHAPTER 17

12 - R-3 ONE-FAMILY RESIDENCE DISTRICT

17.12.010 - Purpose.

The R-3 district is established to provide areas of higher density than the R-1 and R-2 zones but of a similar urban character, being areas of transition between the lower density residential areas and the older residential areas where a mixture of one, two and multiple-family dwellings are found.

17.12.020 - Permitted uses.

The following uses are permitted:

Any use permitted in the R-1 one-family residence district.

17.12.030 - Special uses.

Any special use permitted in the R-1 one-family residence district.

17.12.040 - Off-street parking.

Off-street parking and loading facilities shall be provided as required or permitted in Chapter 17.44.

17.12.050 - Lot size.

A.

Every one-family detached dwelling hereafter erected shall be located on a lot having an area of not less than nine hundred square meters (ten thousand (10,000) square feet) and a width at the established building line of not less than 22½ meters (seventy-five (75) feet).

B.

All nonresidential principal uses of buildings as permitted in this chapter shall be located on a tract of land having an area of not less than 1350 square meters (fifteen thousand (15,000) square feet) and a width at the established building line of not less than 24 meters (eighty (80) feet).

C.

Minimum lot sizes for special uses shall be prescribed and conditions imposed at the time a special use permit is authorized, but in no case shall any such lot have an area of less than 1350 square meters (fifteen thousand (15,000) square feet).

17.12.060 - Yards.

No building shall be erected or enlarged unless the following yards are provided and maintained:

A.

Front Yard. A front yard of not less than thirty-two (32) feet;

B.

Side Yard. Each lot shall have two side yards, the combined width of which shall be not less than 30 percent of the width of the lot; provided, however, that neither side yard shall have a width of less than 12½ percent of the width of the lot, or nine and one-half (9½) feet, whichever is greater.

On corner lots the side yard adjacent to the street shall have a width of not less than 30 percent of the width of the lot, but need not exceed thirty (30) feet, and in the case of a reversed corner lot there shall be maintained a setback from the side street of not less than 60 percent of the front yard required on the lots in the rear of such corner lots. No accessory building on said reversed corner lot shall project beyond the front yard required on the adjacent lot to the rear, nor be located nearer than four (4) feet to the side lot line of said adjacent lot.

On lots upon which a nonresidential use is erected or enlarged, there shall be a side yard of not less than ten (10) feet on each side of the main structure and a combined total of side yards of not less than twenty-five (25) feet;

C.

Rear Yard. A rear yard of not less than thirty-two (32) feet.

17.12.070 - Lot coverage.

Not more than 35 percent of the lot area may be occupied by buildings and structures, including accessory buildings.

17.12.075 - Minimum foundation area coverage.

The R-3 zoning classification should have a minimum foundation area coverage of 1,200 square feet.

17.12.080 - Floor area ratio.

The maximum floor area ratio for permitted uses, including accessory uses, and special uses shall be as follows:

A.

Permitted Uses.

1.

One-family detached dwellings and permitted accessory uses, 0.35,

2.

Nonresidential uses, same as R-1 district;

B.

Special Uses. For either special uses, the same floor area ratios shall apply as allowed in the R-1 district.
