65 - NOTICE OF PUBLIC HEARING FOR RECLASSIFICATION OR VARIANCE

The city of Palos Hills shall publish a notice of a public hearing if an application is made to the plan commission or zoning board of appeals to develop, reclassify the zoning or to grant a zoning variance to a parcel of real estate.
In addition, not less than two (2) weeks prior to the hearing, the person making the request shall place a sign on the property visible to the general public which states the following:
THE CITY OF PALOS HILLS HAS SCHEDULED A PUBLIC HEARING TO CONSIDER A REQUEST FOR THE DEVELOPMENT AND/OR ZONING CHANGE FOR THIS PROPERTY. PLEASE CONTACT THE CITY CLERK AT (708)598-3400 FOR INFORMATION ABOUT THE PROPOSAL PERTAINING TO THIS PROPERTY AND DETAILS OF THE HEARING.
The sign shall be in bold print, not less than two (2) feet wide and three (3) feet long and shall be obtained from the city by the petitioner, who shall reimburse the city for the cost of publication and use of this sign.

The sign shall be placed in a location calculated to be seen by the largest number of persons possible. The zoning administrator shall have sole discretion with regard to such location, and the fact that such notice was not seen by any particular individual shall not be the basis for reversing any decision of the plan commission or zoning board with regard to any action taken at the public hearing. The sign shall be of such a size and color and with letters of sufficient size as to be clearly legible from adjacent public rights-of-way.

The petitioner, when filing an application which requires a public hearing according to the provisions of the Illinois Municipal Code or according to the provisions of any Palos Hills ordinance, shall pay a fee of one thousand dollars ($1,000.00), if the hearing is before the plan commission or $650.00 if the hearing is before the zoning board of appeals, at the time such application is filed with the city. If a continuance of a scheduled hearing is necessary, the continued hearing shall take place only after the petitioner reimburses the city for all expenses incurred in conducting a continued hearing. The provisions of Section 17.58.010 B of the Palos Hills Municipal Code shall apply to this section.
